Job Description

Maintenance Supervisor Confidential Pinellas Park, FL 33780 A residential community located in Pinellas County, FL is seeking a full-time Maintenance Supervisor to provide unparalleled service to our residents by maintaining and improving the overall appearance of the property. The supervisor oversees all maintenance staff, vendors, and ensures that the property is well-maintained, tenants are satisfied, and revenue goals are met. This role requires strong leadership, communication, and analytical skills.

Duties Include:

Develop and implement property management strategies to achieve organizational goals and objectives. Provide leadership and direction to the property management team, ensuring they are motivated, trained, and equipped to perform their duties effectively. Ensure compliance with all relevant laws, regulations, and policies, and maintain accurate records of property management activities. Oversee the maintenance and repair of properties, ensuring they are safe, clean, and in good condition. Develop and manage budgets for property management activities, ensuring they are cost-effective and aligned with organizational priorities. Develop and maintain relationships with tenants, property owners, and other stakeholders, ensuring their needs are met and issues addressed in a timely manner. Ensure effective communication and collaboration with other departments, such as finance, legal, and marketing, to ensure the smooth operation of the property management function. Act as the main point of contact for property-related issues, providing advice and guidance to internal and external stakeholders as required.

Required Skills & Qualifications:

Strong knowledge of real estate laws, regulations, and compliance requirements Excellent communication, negotiation, and interpersonal skills to interact effectively with tenants, vendors, and stakeholders Ability to develop and implement property management strategies, policies, and procedures to optimize property performance and profitability Proven experience in budgeting, financial analysis, and forecasting to ensure financial goals are met or exceeded Familiarity with property management software and tools to streamline property operations and improve efficiency Strong leadership and team-building skills to attract, develop, and motivate a high-performing property management team

Education and Experience:

Must meet all applicable state and federal requirements for this position. High School Diploma or its equivalent. At least 5 years prior experience in general maintenance or a combination of education and experience required. Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems. Must have a minimum of 2 years previous supervisor experience preferred. Must be licensed in accordance with current applicable standards, codes, labor laws, etc. (e.g. Boilers License, HVAC, Electric, Journeyman, Pool Operator’s License, and EPA Certification, if applicable to community

Tool:

Tools and equipment listed are representative of those typically used; other tools and equipment may be used as needed. Use of cleaning products and equipment such as vacuum cleaners, brooms and mops are required. You will need to supply and use your own daily tools as needed.
