DUTIES AND RESPONSIBILITIES
The duties and responsibilities of the Maintenance Director include planning, organizing, developing and directing the overall operation of the Maintenance Department for buildings, grounds and equipment. These responsibilities must be in accordance with current federal, state and local standards, guidelines and regulations governing (Property Name) and as directed by the Executive Director, to assure the facility is maintained in a safe and comfortable manner. The person holding this position is delegated the responsibility for carrying out the assigned duties and responsibilities. Primary duties include managing the Maintenance Department with at least 50% of the time performing exempt work.. Planning and controlling the budget of the department, employee hiring, counseling and termination and monitoring legal compliance measures within the department.
ESSENTIAL FUNCTIONS OF THE JOB
The following job functions have been determined to be essential to the position of a Maintenance Director. Because of fluctuations in workload demands, as well as tasks often overlapping, frequency ranges and percentages vary by assignment, day of week, day, evening or night shift, etc. However, low frequency and percentage or duration of time spent on a particular task may not indicate lack of importance. Plan, develop, organize, implement, evaluate and direct the Maintenance Department, its programs and activities and coordinate those services and activities with other related departments.

Maintenance Director (continued) Conducted regular rounds of the facility to check all plant maintenance areas to assure the quality of control and safety, health and welfare of residents, employees and others within the facility and correct or report equipment failure or damage to the Executive Director immediately. Check air conditioning and heating units, fire alarm and emergency generator system and document test results as required. Checks pump station and breaker panels, washers and dryers in laundry. Make daily repairs to any equipment as necessary. Check water and boiler temperature, dietary cooking equipment, gas, pressure, kitchen hood, sprinkler system, cooling equipment, public address system, fire extinguishers and alarms, fire doors, electrical outlets, etc. Interpret the department’s policies and procedures to employees, residents, visitors, government agencies. Complete forms, reports, evaluations and studies to assure control of equipment and supplies Submit accident and incident reports Inspect storage rooms, workrooms, utility and janitorial closets for upkeep, supply control and safety Review and develop a plan of correction for maintenance deficiencies and noted during survey inspections and provide a written copy of that plan to administration. Delegate a responsible staff member to act on your behalf when absent from the facility. Assist in identifying, evaluating and classifying routine and job related maintenance functions to ensure that universal precautions are carried out within the facility and that they comply with policy. Review departmental complaints and grievances from personnel, residents, visitors and families and make written reports to the Executive Director of action taken for correction. Service on related committees to determine guidelines of objectives. Meeting with and solicit recommendations for departmental improvement from other department supervisors. Inventory and request needed supplies to perform assigned tasks. Maintain confidentiality of all resident information and facility business. Recognize and respond to maintenance emergencies and document observations, interventions and outcomes. Maintain temperature control and good repair of physical plant, both inside and out, including but not limited to resident call lights, door alarms, plumbing, heating, air conditioning and other electrical units, nursing and other department equipment, shampooing carpet, change oil in tractors, lawn maintenance and facility vehicles. Maintain privacy and confidentiality of records and other information relating to residents, employees and facility. Perform assigned tasks in accordance with facility policies and procedures as instructed. Establish and encourage an atmosphere of optimism, warmth and interest in residents’ preferences and needs Meet with other supervisory staff as scheduled to assist in identifying and correcting problems and or the improvement of maintenance services. EDUCATION REQUIRED
In the interest of residents/patients, Maintenance Directors will have the preferred minimum educational background of having a high school diploma or GED equivalency.
LICESNSURE/CERTIFICATION
Employees will be licensed in accordance with current applicable standards, codes and labor laws. A preference that the employee holds a license in air conditioning, heating or two of the technical trades with related courses in electrical and plumbing.
TRAINING
The Maintenance Director will have completed training courses in repair, new construction and equipment installation of various mechanical, electrical and plumbing systems, boilers, air conditioners, compressors and generators and participate in ongoing continuing education courses to update knowledge of these areas
EXPERIENCE
The Maintenance Director will have a minimum of one year experience working in a maintenance/plant related supervisory position. It is preferred that the Maintenance Director have a minimum six month experience in a nursing home, hospital, home health agency, or other health care facility.
