JOB DESCRIPTION JOB GOAL

To provide for the directing, managing and coordinating of activities related to the maintenance and repair of most commercial and industrial equipment for the district.

QUALIFICATIONS

Bachelor’s Degree from an accredited educational institution in Business Management or Engineering preferred. Minimum of five (5) years of successful experience in the Commercial/Industrial Maintenance Field. Minimum of ten (10) years of successful experience in the field and a General Education Diploma may qualify for the position. Possession of a valid Florida Driver’s License.

KNOWLEDGE, SKILLS AND ABILITIES

Ability to read, analyze and interpret blueprints, contracts, maintenance manuals/procedures and regulatory documents. Ability to write business correspondence, procedures and reports. Ability to effectively communicate and respond to questions from administrators, general public or staff. Ability to read gauges and instrumentation used in the repair of equipment maintained in the department. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited information exists. Ability to interpret verbal and written communications in a variety of forms. Ability to effectively use the Work Order System to manage workload and make future plans. Ability to establish and maintain working relationship with staff and the school community. Ability to perform duties with awareness of all of the district requirements and School Board policies.

PERFORMANCE RESPONSIBILITIES

Provide components necessary to develop short and long range strategic plans. Assess needs through field inspections, surveys and historical records on all equipment. Develop annually with Lead Personnel shop goals directly related to the district goals. Develop with the Supervisor, Mechanical Systems the departmental goals as they relate to the district goals. Survey End-User’s of the service provided by the department and provide feedback to the department leads or individual staff members as necessary. Review construction documents and specifications for changes and document findings. Provide written feedback to the Construction Services Department of changes to be placed in the Construction Requirements Manual. Coordinate Contract Services for all equipment in the department’s area of responsibility. Direct the methods and timelines of all repairs performed by the trades within the department. Inform Administrators of schedules on major repairs that could affect the learning environment or operation of school/support buildings in the district. Provide information to the Supervisor, Mechanical Systems to assist with the annual development of the department budget. Provide information needed to develop short/long range Capital Outlay or Special School Maintenance Plans. Review all invoices to ensure proper expenditures and labor reports for accuracy and timeliness. Direct staff to perform under the Contract, Policy and Procedures and Work Rules established for the department. Develop and implement preventive maintenance programs. Record and enter equipment information into equipment master of JD Edwards System. Negotiate purchases of supplies and materials following proper purchasing practices. Respond to inquiries and concerns in a timely manner. Keep supervisor informed of potential problems or unusual events. Represent the district in a positive and professional manner. Provide oversight and direction for cooperative planning with other agencies. Provide leadership and direction for assigned areas of responsibility. Facilitate the development, implementation and evaluation of staff development activities in assigned areas. Attend training sessions, conferences and workshops to keep abreast of current practices, programs and legal issues. Set high standards and expectations and promote professional growth for self and others. Supervise assigned personnel, conduct annual performance appraisals and make recommendations for appropriate employment actions. Prepare or oversee the preparation of all required reports and maintain all appropriate records. Utilize appropriate strategies and problem-solving tools to make decisions regarding planning, utilization of funds, delivering services and evaluation of services provided. Demonstrate initiative in identifying potential problems or opportunities for improvement and take appropriate actions. Ability to travel outside of Manatee County as needed. The ability to respond and serve the needs of the District twenty-four (24) hours a day. Perform other tasks consistent with the goals and objectives of this position. Routinely coordinate, through the Energy Department and the Department of Construction Services, on energy management and energy management planning.

PHYSICAL REQUIREMENTS
Heavy Work:

Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently and/or up to 20 pounds of force as needed to move objects.

TERMS OF EMPLOYMENT

Salary and benefits shall be paid consistent with the District’s approved compensation plan. Length of the work year and hours of employment shall be those established by the District.

Performance of this job will be evaluated in accordance with provisions of the Board’s policy on evaluation of personnel.
