This role ensures the physical integrity, safety, and appearance of the property, while delivering prompt, high-quality service to residents and supporting the community-focused mission of TI Asset Management. The Service Manager will also perform additional tasks as assigned by their direct supervisor or Regional Service Manager.
Key Responsibilities:
Supervise on-site maintenance staff, including groundskeepers, housekeepers, make-ready personnel, and maintenance technicians, under the direction of the Community Manager. Schedule and coordinate all maintenance activities, including apartment make-readies, service requests, and preventive maintenance, ensuring timely and efficient task completion. Oversee and perform general repairs, routine maintenance, and construction or rehabilitation projects to maintain and enhance the property’s condition. Respond to resident and management service requests, prioritize emergencies, and ensure prompt resolution to maintain high resident satisfaction. Monitor and manage the maintenance budget, maintain adequate inventory of supplies, and obtain approval for major expenditures. Conduct regular safety audits, identify and correct hazardous conditions, and provide ongoing safety training to maintenance staff. Foster positive relationships with residents, vendors, and contractors, ensuring excellent customer service and supporting a thriving, equitable community. Maintain accurate records of maintenance activities, equipment, and apartment conditions, supporting compliance with company policies and housing regulations. Ensure compliance with all safety, regulatory, and company standards, including fair housing and local housing codes. Participate in community engagement initiatives and collaborate with resident service providers to support TI Asset Management’s mission of creating service-rich, equitable apartment communities. Perform additional duties and special projects as assigned by your direct supervisor or Regional Service Manager, including supporting new initiatives, participating in organizational development, and adapting to changing business needs.
Additional Assigned Tasks:
The Maintenance Supervisor will undertake any additional duties or special projects as assigned by their direct supervisor or Regional Service manager.
These may include:
Supporting regional or company-wide initiatives. Participating in cross-functional task forces. Assisting with capital improvement planning or risk assessments. Contributing to community engagement and resident support programs
Qualifications:
Minimum of 3 years’ experience in general maintenance, with at least 1 year in multi-family housing or a similar environment; prior supervisory experience required. Reliable transportation High school diploma or equivalent required; certifications in HVAC, plumbing, electrical, or related fields preferred. Strong leadership, communication, and problem-solving skills; ability to work collaboratively with diverse teams and residents. Proficiency in property management software and maintenance recordkeeping. Ability to work in a fast-paced environment with moderate to high stress levels; regular exposure to outdoor conditions and potential hazards such as chemicals and machinery. Willingness to work occasional overtime and respond to after-hours service calls as needed.
