The Maintenance Director is responsible for thetotal maintenance and repair of the building and grounds. Generalmanagement, coordination and supervision includes plumbing,masonry, carpentry, painting, electrical, refrigeration, automobilemaintenance, air conditioning, flooring and landscaping. TheMaintenance Director ensures that policies and procedures relatedto facility maintenance, housekeeping, waste management, storage,emergency preparedness and fire safety are implemented andmaintained consistently.

QUALIFICATIONS AND EDUCATIONREQUIREMENTS

Must be 21 years of age or older High school diploma or GED Two (2) years of experience in maintenance, preferably in longterm care, hospital, home health, or other healthcare facility Holds a license in air conditioning, heating, or two of thetechnical trades with related courses in electrical and plumbingpreferred Supervisory experience including hiring staff, coaching,performance management, daily operations supervision, disciplineand counseling. Must successfully clear a background check, TB skin test orx-ray, and health screening Current CPR certification Must have a valid driver’s license Current certificate of training for successful completion ofthe five (5) hour initial fire safety training provided by theRules and Regulations of the Georgia Safety FireCommissioner

PRINCIPLE DUTIES AND RESPONSIBILITIES

Maintains cleanliness and tour-readiness of all common areas toinclude touch-up painting, carpet cleaning and light bulbmaintenance and overall housekeeping Maintains cleanliness of all exterior areas, to include blowingparking areas and walkways free of debris, clearing random trash,organization of space, etc. (daily) Oversees trash pick-up (maintain clean/sanitary main trashdisposal areas) (daily) Oversees landscape contractor (communication and coordinationsurrounding all plants and irrigation needs; walkthroughs withlandscape maintenance crew (weekly)) Walks property with Executive Director on weekly basis todiscuss tour readiness Performs all apartment turnover to a high standard and withinthe (48-hr) timeframe established Actively participates in the Move-In Process for all newresidents ensuring a successful and stress-free transition into thecommunity Ensures an effective maintenance request system is in placewith dated documentation Completes all routine repairs within 48 hours of request,providing personal feedback to requesting party regardingstatus/completion Maintains relationships and supervises work with contractedvendors fire system, plumber, electrician, elevator, HVAC andothers where needed Acquires knowledge/understanding of all governmentalregulations and ensures compliance Conducts fire (monthly) and disaster drills (bi-annual) andmaintains drill records Participates in applicable annual inspections Keeps fire extinguishers updated (monthly) Ensures emergency alert systems are working properly, utilizingInspection Log (weekly) Ensures emergency generator (if applicable) is tested regularlyand in good working order (monthly) Ensures the proper inventory and storage of disaster plansupplies Maintains records and keeps MSDS book up to date on allproducts Trains all employees on safety program, fire drills, andevacuation procedures, including the disaster plan and plan ofaction for evacuation in an emergency (new hires and refresherin-services) Maintains availability through a pager or cell phone

  • Reportsto the community in the event of any emergency Follows the posted schedule of preventative maintenance taskswith appropriate documentation (Preventative Maintenance and SafetyInspection Log monthly) Maintains all contracts for maintenance/inspections ofelevators, boilers, emergency alert system, kitchen safetyequipment, fire extinguishers, etc.

Orders maintenance supplies and monitor supply inventoryensuring monthly budgetary compliance (monthly) Orders housekeeping supplies and monitor supply inventory(monthly) Orders laundry supplies and monitor supply inventory(monthly) Maintains the upkeep and cleanliness of the community van Supervises aquarium and/or water features maintenance (ifapplicable) Maintains all facility tools in good working order and keep allmaintenance work and storage areas locked, neat and orderly Follows monthly budget in all areas of responsibility andensures compliance, utilizing spend-down sheets Participates in weekly and monthly meetings, as per communitycalendar Oversees and supervises Housekeeping Department and staff Oversees and supervises Maintenance Coordinator/Assistant (ifapplicable) Oversees and supervises Laundry Department and staff (ifapplicable)
