Position Summary:

The Maintenance Supervisor is responsible for maintaining the physical integrity of the property and assisting the Community Manager with their responsibilities. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. Maintenance Technician assists with all aspects of the property’s maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency.

Essential Duties and Responsiblities:

One must be able to perform the essential functions of the job, which include, but are not limited to the following (Other duties may be assigned to meet business needs): Ability to train new team members. Manages the work flow and completion of work. Effectively communicate with residents, guests, visitors and staff Conducting all community maintenance work, service requests, punch-outs, building inspections and preventative maintenance Ensuring that all work has been completed in a safe, prompt and professional manner Communicating with managers about demonstrated concerns of the community Prepare and complete job-related documentation. Maintaining inventory of equipment, tools and supplies Perform job in accordance with OSHA regulations and adhere to all Fair Housing laws. Maintain professional appearance (Required to wear Company uniform, maintain neat and clean appearance). Completing additional duties as described by the Property Manager or Regional Manager.

Maintenance Responsibilities:

The Maintenance Supervisor must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards. These responsibilities include but are not limited to: Wall molding Caulking Countertops and cabinets Window screens and blinds Interior and exterior doors Electrical circuits, receptacles, breakers, switches and fuses Light fixtures Appliances such as stoves, refrigerators, washers, dryers, dishwashers Toilets, sinks, vanities and disposals Clean and inspect mechanical and/or storage rooms Pest control Snow removal Stair treads and cove basing Minor drywall damages Removing bulk trash (including appliances) Clearing drains and sewer lines up to 4″

QUALIFICATIONS & REQUIREMENTS

High school diploma or equivalent Must have the basic proficiency of reading and writing in the English language. Minimum 2-4 years full-time maintenance experience or training Demonstrated knowledge of work safety habits Supply basic tools (see tool list) Maintain a valid driver’s license and reliable transportation Able to work on-call and extended hours (including after hours, weekends, holidays)

HVAC & CPO

certifications.

Technical Requirements:

The Maintenance Supervisor must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, appliances, and HVAC in both theory and practical application.

Physical Demands:

Able to physically perform the following duties for prolonged periods of time: Unassisted lifting up to 80 pounds Bending, Walking, Kneeling, Stretching Able to work on step ladders or extension ladders up to 30 feet Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs Able to perform all duties in a safe manner at all times Climb ladders of varying heights.
