As our Lead Service Technician , you will provide high quality service to our residents, joining a team of outstanding team members with a commitment to excellence. You will hold yourself to a high set of standards, demonstrate a positive, service-minded demeanor, and successfully manage multiple shifting priorities. You will be responsible for the routine maintenance of the physical integrity of the community, including daily pickup of grounds, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. You will be our go-to person to ensure our residents are taken care of in the event of an emergency. •We are embracing technology in how we serve our communities. Our HVAC Technicians receive work orders on our Maintenance Mobile app. You will be provided a stipend for your use of your personal smartphone to stay connected with us and process through your work orders.•Summary of responsibilities: Leading Leads a crew of one or more service technicians, groundskeepers, and or janitorial staff. Compliance Conducts all business in accordance with company policies and procedures, state and federal laws ;e.g., OSHA, ADA, Fair Housing, etc. Comply with budget requirements in the ordering of supplies and/or services. General Provide customer service to all current and future residents. Complete resident work orders on a timely basis (24 hour expectation) Responsible for maintaining grounds, lawn care, and buildings at a high standard Assist with court-ordered “set-outs” when necessary Maintain and organize a supply of repair parts and materials in a neat and organized fashion in a manner appropriate for the required level of service Perform snow removal and ice-melt chemical application when necessary Repair/replace locks, door knobs, smoke alarms Replace/repair patio and window screens and broken windows Attend meetings as directed by the supervisor or District Manager upon request Electrical Read and use the electrical schematic drawings attached to appliances, HVAC units and water meters Repair and maintenance of residential branch circuitry including receptacles, switches, and light fixtures; and the electrical systems of appliances, HVAC units and water heaters Repair/replace mounted exterior lighting fixtures Repair/replace intercom and electric lock systems Trouble-shoot repairs to reduce the reliance upon outside contractors HVAC Perform regular preventative maintenance on equipment Trouble shoot and repair problems with the HVAC electrical system and understand the closed Freon system well enough to knowledgeably communicate with a repair contractor Repair/replace thermostats, thermo-couplings, capacitors, filters, blower motors Carpentry/Turnover Perform unit turnover between residents in a timely manner and per company standards Remove trash, unwanted items from vacated units Repair/replace doors and door jams Supervise painting, cleaning, carpet installation and shampooing contractors Provide initial and final inspection of all work needed and done in a turnover Organize multiple turnovers to run concurrently and efficiently Self-perform all minor repairs in the turnover, i.e. replacing blinds, caulking, etc. Plumbing Repair of common fixtures such as toilets, faucets, drain lines, dishwashers, disposals Trouble-shoot diagnostic issues to reduce reliance upon outside contractors Solder copper lines and correctly repair PVC line Replace a water heater Drywall/Painting Repair damaged drywall to a ‘like-new’ appearance Repaint and/or touch-up painted surfaces to a “like-new” appearance Provide the proper finish techniques and finishes for different surfaces such as doors, drywall, textured areas Successful candidates will hav e: 3+ years of related experience Reliable transportation and valid driver’s license HVAC training and certification required Commitment to regular attendance (may include weekend and OT hours) Ability to be “on-call” for emergencies Ability to receive, manage, and close work orders by using smartphone applications
