Apartment Maintenance Supervisor Antelope Exclusive Mgmt 78 Prather Park Cir, Toccoa, GA 30577 Apartment Maintenance Supervisor The Maintenance Supervisor position is responsible for supervising all on-site maintenance operations and achieving property maintenance objectives as defined by the property owner and the management company. The position is primarily responsible for ensuring that the apartment units, common areas, and grounds are properly maintained, managing turn-key operations, and scheduling and supervising repair/renovation work of outside contractors. The position also works with the property manager and the remaining on-site staff to ensure that all activities are conducted in compliance with all local, state, and federal employment, housing, safety, landlord/tenant, OSHA, and real estate laws.
DUTIES AND RESPONSIBILITIES
Directs team and outside contractors in apartment maintenance such as cleaning, painting, carpet replacement, counter repairs, appliance repairs, etc. Directs team and outside contractors in the response to Maintenance Service Requests Directs the team and outside contractors in performing structural repairs to masonry, plumbing, woodwork, irrigation systems, swimming pools, spas, etc. Responsible for correcting any known life-safety hazard at the site Obtain bids for work from outside contractors. Assembles analyzes and submit bids to the Community Manager with a recommendation for action Acknowledges receipt of all goods and materials delivered to the property for maintenance and repairs Supervises and approves all work performed at the site by outside contractors Conducts regular safety meetings with the team and is responsible for ensuring compliance with all Hazardous Materials and MSDS requirements Upon approval from the Community Manager, establishes the work schedule for the maintenance team Assists the Community Manager in planning and administering the maintenance budget Participates in after-hours and emergency response Establishes and documents a preventative maintenance program for each community Creates and maintains a positive environment for the team and promotes a high quality of rental-living experience for the residents
SKILLS AND ABILITIES
The position requires you must be a self-starter, an excellent organizer, and have quality customer service skills. Must have the ability to successfully handle multiple priorities and prioritize in a busy environment, and schedule according to forecasting workloads. Must be able to successfully and effectively communicate with a variety of site personnel. Must have good diagnostic skills and be able to perform maintenance repair work on the following: Appliances HVAC Systems including EPA Recovery (Universal EPA Certificate Required) Electrical Systems Plumbing Systems (including water lines and irrigation) Carpentry / Drywall / Painting Pool Maintenance and Upkeep Roofing/ Gutters Emergency Fire and Safety Fence and Gate Systems Janitorial/ Housekeeping

Universal preferred; EPA Universal required Complete and pass the Fair Housing Test annually Valid state driver’s license
SUPERVISORY RESPONSIBILITIES
Supervises the on-site maintenance team. Carries out supervisory responsibilities in accordance with policies and procedures and applicable laws. Responsibilities include recruiting, interviewing, hiring, and training team; planning, safety standards, assigning and directing work; appraising performance; rewarding and disciplining team.

WORK ENVIRONMENT
While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. The employee is frequently exposed to high-pressure demands from the property owner to maintain high occupancy (95%) while promoting positive resident relations. Employees may be subject to frequent complaints and concerns from residents. The employee will be required to work overtime to complete reporting assignments.
