6th Street, Arcadia, LA 71001 POSITION SUMMARY Under general supervision, the Maintenance Director directs the activity of assigned personnel in the preventative and corrective maintenance of the facility.
PRINCIPAL DUTIES AND RESPONSIBILITIES
Provides functional direction to assigned personnel. Prioritizes daily work orders for the most effective use of resources. Maintains adequate level of department supplies and equipment. Assists the Director of Environmental Services/Director of Plant Operations in directing the functions of the department. Ensures all required logs and records are properly maintained by staff. Ensures all work areas (boiler, mechanical, electric rooms, roofs) and job locations are clean and free of hazards. Assists maintenance staff with repairs and maintenance as needed. Responds promptly and efficiently to emergency situations. Performs special projects as assigned by the Director. Assists with preparation of estimates, cost reports, feasibility studies, as requested by the Administrator. Complies with safety rules and regulations, adheres to safety policies and procedures, and reviews annually all applicable safety procedures. Identifies potential hazards and reports to appropriate department or personnel for correction. Remains current on all safety regulations and monitors work place in order to quickly resolve potential safety hazards before they develop. Other duties as assigned.
MANAGEMENT RESPONSIBILITIES
Have administrative authority over and responsibility for the functions and activities of the department. Monitors staff compliance with infection control, personal protection equipment, blood borne pathogens, hazardous material handling and fire safety. Participates in the associate evaluation process by providing information on the performance of staff.
EDUCATION AND/OR EXPERIENCE A
High School Diploma or its equivalent preferred. Two years’ experience in building maintenance preferred.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid Driver’s License in state where employed.

Constantly required to detect unusual odors that could indicate environmental issues.
WORKING CONDITIONS CATEGORY I
Position is Category I of Potential Exposure. Use of appropriate Personal Protective Equipment (PPE) is required for every associate engaging in Category I tasks. Frequently exposed to blood, body fluids, fumes, or airborne particles, and sharp objects potentially contaminated with blood borne pathogens or other infectious agents. The noise level in the work environment is usually moderate. Work is generally performed in an indoor, well-lighted, well-ventilated, heated and air- conditioned environment. Subject to frequent interruptions by staff, residents, visitors, and volunteers. Subject occasionally to hostile and emotionally upset residents, family members, staff, and visitors.
