General Maintenance Superintendent 3.7 3.7 out of 5 stars 4100 Touro Street, New Orleans, LA 70122 SUMMARY Under the direction of the Director of Facilities and Maintenance, the General Maintenance Superintendent applies staff, including self, tools, equipment, and material in performance of any of the wide-ranging tasks associated with the maintenance and repair needs for HANO owned and managed communities. The General Maintenance Superintendent will provide and oversee all mechanical maintenance operations for the properties to ensure the best living standards possible for HANO community residents by providing a safe and sanitary living environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The below statements are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required. Other duties may be assigned. Provides daily supervision and assigns work to all HANO maintenance staff. Assists the Director of Facilities and Maintenance to create, maintain, and execute preventative maintenance schedules. Provides general plumbing, electrical, carpentry, painting and HVAC repairs and oversight throughout the property. Performs necessary work orders and documents necessary information on work order as required and assigned. Ensures all work orders are responded to and closed in the agency database within a reasonable time frame. Follows up with residents to ensure work orders were completed to their satisfaction. Develops and participates in an emergency on-call schedule. Remains on-call 24/7 in the event of a major emergency that cannot be managed by the employee on-call. Responds to the property within 30 minutes to one hour in case of such an emergency. Prepares property and units for all necessary inspections, including move-in, move-out and state inspections. Reports major emergencies or incidents to the Director of Facilities and Maintenance, Senior Asset Managers, and Property Management staff, and completes and submits Incident Reports immediately. Maintains all major site equipment such as boilers and elevators. Oversees and prepares vacant apartments for move-in, usually within the established reasonable amount of time. Maintains valid contracts with third-party vendors. Assists the Director of Facilities and Maintenance to oversees capital projects as needed. Maintains necessary maintenance logs. Manages inventory supplies for the maintenance department and orders supplies as needed. Maintains maintenance workshops, utility room(s) and mechanical rooms (i.e., ensures the rooms are clean, orderly, safe; equipment is operating at peak efficiency; and cleaning supplies and repair parts are sufficiently stocked). Reviews and approves payroll for all maintenance staff. Supervises assigned staff, monitors performance, and completes performance evaluations. Inspects fieldwork and documents daily activity. Prepares various status reports. Works effectively with outside vendors and contractors. Ensures safety procedures and agency policies are consistently followed; performs related risk management functions as assigned. Monitors equipment operation and repair. Assists the Director of Facilities and Maintenance with planning for maintenance, repairs, and unit turns, along with performing quality control reviews for all maintenance reviews. Assists the Director of Facilities and Maintenance with ensuring the properties are compliant with the appropriate codes and regulations. Assists the Director of Facilities and Maintenance with preparing for regulatory and other required inspections. Advises the Director of Facilities and Maintenance of overall maintenance staffing needs, and allocation of staff and resources to optimize performance at all HANO managed properties. Ensures all property maintenance staff are properly trained to perform their job duties, and advise on training needs to enhance skills to improve job performance. Assists the Facilities Manager with special projects, as needed. Performs other duties as assigned and/or required.

QUALIFICATIONS
