Principal and Facilities Manager Responsibilities:

Under the general supervision of the principal, assist in the leadership and management of maintenance and custodial services and staff. Oversees all work required to maintain the related building and adjacent grounds in a safe, sanitary and orderly condition. The position is designated as Essential Personnel and must be available to provide district support during declared emergency events and at principals discretion.

Essential Functions:

Confers with and keeps the principal informed on matters relating to the overall health, safety and operating condition of the school building and grounds.

Manages facilities/grounds projects including timelines, scopes, and work performedAssumes responsibilities associated with maintaining the condition of the school in keeping with the established standards of safety, sanitation, orderliness and general operation.

Organizes and implements a program of preventive maintenance.

Performs general site inspections, records and reports discrepancies, generates work requests.

Responsible for the service and coordination of system maintenance and rehabilitation.

Supervises and evaluates work assignments of maintenance and custodial personnel by overseeing the distribution, collection, and tracking of daily work orders. This will include report generation on all aspects on the work order system data.

Assists in the selection, training, supervising and evaluation of all building custodians and maintenance staff.

Responsible for scheduling, inspecting and approving the work of outside contractors who make repairs, improvements, maintenance, and inspections to school property.

Responsible for developing the bid specifications for custodial and maintenance supplies and projects with adherence to the public construction and procurement laws.

Responsible for emergency calls from School Administrators or outside monitoring services 24-hours a dayOversees all snow removal operations and all other exterior grounds maintenance.

Works closely with school building principals and the Facilities Manager on all facility matters including preparation of the department budget and capital project planning.

Ensures that the operation and maintenance costs are within the budget and reviews annual contracts in the best interest of the school.

Conducts custodial equipment inspections and determines/approves equipment needsWorks with Athletic Director to ensure grounds and facility needs are met for district athletics as well as extra-curricular programs.

Performs other job-related duties as assigned.

Required Qualifications:

High School Graduate or EquivalentMinimum 5 years facilities management experience in a supervisory roleDemonstrated leadership skillsDemonstrated ability to effectively communicate with all stakeholders.

General computer and technology literacy skills.

Demonstrated organizational skills.

Experience with building management/work order systems, such as Automated Logic.

Such alternatives to the above qualifications as the Superintendent may find appropriate and acceptable.

Must be able to pass CORI and fingerprint-based state and national criminal background tests

Preferred Qualifications:

Demonstrated working knowledge of construction trades and practices.

Licensed as Master Electrician, Construction Supervisor, Master Plumber, or other appropriate licensed tradeSpecific working knowledge of HVAC SystemKnowledge of interfacing with regulatory agencies such as DEP, DLS, OSHA, MSBA.Experience with any of the following – building code, life safety systems, fire code, electrical code, water operations, plumbing code

License:

A valid drivers license in the state of residence.
