JOB SUMMARY:
The Director of Buildings Asset Management position will be responsible for deploying the Integrated Facilities Management and Operations (IFMO) model across Avangrid, and providing strategic and operational leadership, oversight, and management of our multi-state IFM Contract, as well as other third-party service providers, and management of internal and external stakeholders. The Director will develop and track the strategy, budget, and primary costs for the Buildings Operations Area, while regularly reporting to both internal stakeholders and external regulatory bodies as needed. IFMO key accountabilities include ensuring operational effectiveness of facility service, management and oversite of IFM Contract, assessing and purposefully planning IFM strategies for the building portfolio, executing change management negotiations, tools and techniques, maintain good vendor relations, and driving continuous improvement for the portfolio operation. This Area is responsible for roughly $50M OPEX of the department connected with the daily operation and maintenance of the portfolio, together with $90M CAPEX for facility minor projects. The position may be based at our headquarters building in Orange CT, Augusta ME, or Rochester, NY. The position will report directly to the VP

MAJOR ROLES AND RESPONSIBILITIES

- range of responsibilities): + Provide leadership and guidance of the Facilities Management function across all Avangrid companies.
+ Lead IFM team to ensure all critical elements of the Facilities Asset Management strategy are properly supported. + Assess portfolio, including scope of work, spending baseline, resources, outsourced work and resources to continuously develop and effectively manage IFM Contract solutions. + Manage IFM program, including contract requirements, stakeholder engagement, strengthen and promote vendor relationships, internal department coordination, monitoring work order requests and completion, budgeting, and strategic planning of variable spending. + Organize operational strategies consistent with IFM best practices, evolving facilities trends, and current initiatives. + Provide updates, planning, oversight, and recommendations of the IFM & Operations department. + Establish proper performance metrics and compliance for IFMO department, including KPIs, reporting, work order metrics, and others. + Estimate, approve with others, and track the Strategy of the Department in the IFM & Operations department. + Estimate, approve with others, and track the Budget and the main costs of the Area. Control and track the performance of the systems and the buildings. Control and track the maintenance (preventive and reactive) of the systems and the buildings. Coordinate with Managers of the other Areas of the Department. As required, secures necessary resources (internal and/or external) to complete the assigned project.
JOB REQUIREMENTS
Education & Experience Required:
+ Bachelor’s degree (Technical or Otherwise) with ten (10) years relevant experience required. + Minimum of seven (7) years of experience in operating and maintaining buildings at a regulated utility. + Experience as a team member or team lead on multiple major projects or programs.
