Job Description

Maintenance Director Waterville Housing Authority 88 Silver Street, Waterville, ME 04901 Waterville Housing is looking for an eager individual to lead our maintenance team. This individual is responsible for the planning and direction of repairs and maintenance of all properties owned and/or managed by Waterville Housing. ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsible for hiring, training, supervision, and discipline of all maintenance employees. Establishes and maintains protocols and systems to ensure efficiency and cost effectiveness within the department utilizing appropriate technology. Oversees use of electronic work order, and inventory systems. Assists the Maintenance Supervisor in planning work performed on all buildings and grounds in accordance with preventative maintenance plans, codes and regulations. Conducts periodic physical inspections of buildings, grounds and installations to ensure that high standards of workmanship, cleanliness, safety, and security are maintained. Researches and develops plans and specifications for capital projects. Works with architects, engineers, and other professionals. Directs work performed by outside contractors and verifies that the terms of all contracts are fulfilled before authorizing payments. Responds to all emergency situations as needed such as fires, floods, disasters.

QUALIFICATIONS NEEDED FOR POSITION

Experience supervising employees and directing work. Familiarity with budgeting, planning and regulatory requirements. Ability to use a computer and other electronic technology to track costs, performance, and deadlines. Adept at grounds and building maintenance skills, especially in the building trades (minimum three years experience). Ability to lift, carry, and position objects utilizing proper body mechanics and techniques. Ability to spend long periods outside, which may result in exposure to varied and/or extreme weather conditions. Ability to exercise care in the use of materials, equipment and tools. Ability to follow oral, electronic, and written instructions.

EDUCATION/OTHER REQUIREMENTS

High school diploma or equivalent, and completion of a post-secondary vocational program (or demonstrated skills equivalent to such education) in building trades. Working knowledge of the methods, practices, tools, and materials used in general maintenance and repair work. Knowledge of various rules and regulations including occupational hazards, and other safety rules and practices. Valid Class “C” driver’s license, be insurable by the Authority’s insurance carrier, and have reliable transportation in order to meet job requirements.

$27.00 – $32.00 per hour Expected hours: 40 per week

8 hour shift Day shift Monday to Friday On call
