Responsibilities and Duties:
The Maintenance Business Manager is responsible for overall strategic direction and implementation of daily operational activities of the maintenance and tenant business to reach annual goals and operating objectives. S/he carries out the Companies’ programs within the budget and in accordance with established policies and legal guidelines. Areas of responsibility include, but are not limited to: fiscal control, talent management, customer/client relations, customer retention and expansion and physical facilities. Responsible for upkeep and security of company office/building facilities. Oversees business-owned fleet of vehicles. Responsible for inventory and tracking of maintenance supplies. Negotiates with vendors for best value in supplies and services. Responsible for oversight of work performed by Maintenance Technician(s). Addresses performance/behavior concerns of Maintenance Technicians. Participates with Owner in annual evaluation. Enter and assign work orders, track materials and associated cost of repair/maintenance, prepare estimates and bills related to specific projects. Oversees inventory of maintenance supplies. Orders supplies when necessary. Oversees maintenance of business-owned fleet of vehicles Ensure timely and appropriate completion of maintenance/repair jobs. Take steps to maintain security of the property. Responds to employee and resident requests in a courteous and timely manner. Ensure that all job tasks and work orders are performed safely and meet high standards. Engage in good public relations with residents, co-workers, owners and agents. Maintain a friendly and courteous attitude towards residents. Provide high-level customer service focused on results and best outcomes for clients.
Experience:
3 years of management experience 3 years of project management experience Knowledge of property maintenance and repair
