Summary of Skills The Chief Building Engineer for Kerioth Corporation, Inc. will plan, lead, and coordinate operation and maintenance activities for commercial real estate properties (retail, Class A office, medical, hospitality, and multi-family). Provide oversight and manage work performed by maintenance staff to ensure that work is completed timely and accurately, equipment is fully functional, and facilities are in optimum working condition. The candidate must possess a high level of technical problem-solving capabilities. The Chief Engineer effectively leads a team focused on preventing equipment and facilities downtime; develops and maintains strong relationships with customers and tenants; and provides recommendations for staff recruitment and hiring. The candidate is required to train Building Engineers and Grounds Maintenance staff as well as provide a framework for promotion and advancement. The Chief Building Engineer position requires administrative duties, working with tools to complete work orders as necessary, and maintaining maintenance logs and accountability measures. Establishes work priorities and sequence of work; coordinates and schedules assignments. Coordination, organizing, and directing building maintenance, managing both in-house staff and outside contracted staff to provide an optimum maintenance service within the prescribed budget. Coordinates needed resources to provide access and support for small non-capital improvement projects. Schedules and assigns projects and inspects work while in progress and upon completion to ensure proper quality and quantity from work performed. Comprehensively reviews and interprets mechanical/electrical schematics and/or drawings. Exhibits a working knowledge and understanding of facility fire protection/suppression systems. Comprehensive understanding and working knowledge of Building Automation Systems and Maintenance Management Programs. Provides input to the Property Manager in support of the building maintenance budget preparation, including submitting written budgetary recommendations, justifications, and anticipating future budgetary needs as requested. Responds to and resolves building tenant and resident complaints regarding lighting, temperature, noise, cleanliness, and air quality. Ability to communicate both verbally and in written form. Ability to use Microsoft Word, Excel, and Outlook at an intermediate level. Maintains accurate material/labor cost records and prepares required work and labor reports. Keeps work team and leadership informed; trains new employees and ensures that appropriate safety practices and work methods are observed in performing maintenance activities. Supervises and evaluates assigned personnel. Assists with preparation of performance evaluations on personnel supervised. Establishes and maintains cooperative relationships with those contacted in the course of work, including tenants, vendors, clients, peers, and subordinates. This shall require the ability to effectively communicate with all aforementioned persons. Responds quickly to emergency situations, summoning additional assistance as needed, including nights, weekends, and holidays. Physical Demands While performing the duties of this job, the employee is regularly required to walk, climb, bend, lift, push-pull, walk in cramped areas, and be exposed to noisy locations susceptible to extreme hot and cold temperatures.
