Job Description
Maintenance Supervisor Confidential Vicksburg, MS 39180 To supervise all maintenance duties required in maintaining the physical integrity of the property. This involves ensuring a safe and comfortable living environment for residents, visitors and staff. All duties will be carried out in a safe manner following property and OSHA guidelines for safety. Basic Functions
- Oversee all maintenance functions of the property including prioritizing work orders.
- Establish daily work schedules for maintenance staff and follow-up on work assignments for efficient, thorough completion with approval of the Resident Manager.
- Maintains record of types and frequency of services requests received as well as preventative maintenance charts.
- Maintains inventory of equipment, tools and supplies.
- Makes management approved purchases of supplies, equipment, and services.
- Ensure proper training and safety knowledge regarding equipment use to all employees.
- Makes regular inspections of property; periodically inspects all apartments and notifies management of problems and recommended solutions
- Assist in move-in and move-out procedures.
- Informs management of resident needs when appropriate.
- Keeps workshop area clean, orderly, and safe.
- Assists manager with budgeting by identifying present and future needs of the property.
- Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred and emergency maintenance such as: Maintain exterior and public lighting Cleans gutters and downspouts Repair minor structural wear and damage to buildings.
Cleans sidewalks, hallways, breezeways, and common areas Picks up trash on property and disposes of it appropriately Prepare vacant apartments Paints as required Service appliances, equipment, plumbing, electrical system etc. Knowledge, Abilities, and Other Qualities To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. GED. 3-5
years general maintenance experience. Some supervisory experience required. HVAC accreditation helpful. Driving/Traveling Rotation “on-call” status may occasionally require expedient travel to assigned property at a moment’s notice. Must have reliable transportation to meet this need. Other traveling might include needing to purchase small supplies to finish a job. Equipment/Machinery/Tools An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:

- Use-Moved Aids
- dollies, wheelbarrows, buckets, stepladders, full ladders, double ladders etc.

Emergency Maintenance Take on-call rotation if required for emergency duty. This position is split 50/50 between two properties, valid driver’s license and a reliable vehicle is necessary.
