Dynamic Maintenance Supervisor Apartment Dynamics 932 East Gilbreath Street, Graham, NC 27253

Job Overview:

We are currently seeking a skilled and experienced Apartment Maintenance Supervisor to join our team! As the Maintenance Supervisor, you will be responsible for overseeing the maintenance operations and ensuring the efficient and effective functioning of our facilities. This is a leadership role that requires strong technical knowledge, excellent communication skills, and the ability to manage a team, a budget, and 116 total units (2 individual properties

• one in Graham, NC and one in Elon, NC).

Meadows of Graham is a 68 unit community that opened and leased up in 2024 going through it’s first year of turnover. Emerson Point is a brand new 48 unit community in Elon that will be under warranty for 1 year after construction is complete.

Duties:

• Supervise and coordinate the activities of the maintenance team
• Conduct regular inspections to identify maintenance needs and prioritize tasks
• Ensure compliance with safety regulations and maintain a safe working environment
• Train and mentor maintenance team members on best practices and procedures
• Maintain accurate records of maintenance activities, including work orders, repairs, and inspections
• Collaborate with Property Manager to address maintenance-related issues

Requirements:

• Proven experience in maintenance management, minimum of 2 years on site to be considered for this position in a supervisory role.
• Strong knowledge of maintenance practices and procedures
• Excellent leadership skills with the ability to motivate and guide a team
• High level of technical expertise in areas such as HVAC, electrical, plumbing
• Strong problem-solving skills with the ability to identify issues and implement effective solutions
• Ability to prioritize tasks, manage time efficiently, and meet deadlines
• Having pride in the community by maintaining the grounds and amenities daily, and turning a quality home for prospective residents Must have reliable transportation, valid driver’s license, HVAC certifications preferred, and be willing to rotate on call with maintenance technician.
