Job Summary:

We are seeking a skilled and reliable Maintenance Technician to join our team. In this role, you will be responsible for performing routine maintenance tasks across the property to ensure a clean, safe, and functional environment for both guests and staff. The ideal candidate will be proactive, detail-oriented, and possess strong problem-solving abilities. A flexible schedule and ability to respond to repairs promptly are essential.

Key Responsibilities:

General Maintenance & Repairs Perform routine maintenance tasks such as painting, sheetrock repair, caulking, light plumbing, light electrical work, and general cleaning. Assist with HVAC system maintenance, including minor repairs and replacements of air conditioning units. Complete preventative maintenance (PM) tasks to extend the lifespan of property equipment. Conduct minor repairs and replacements of furniture, fixtures, and equipment, including TVs and light fixtures. Keep an organized inventory of equipment and supplies, adhering to operational procedures and staying within budget. Guest & Common Area Maintenance Respond promptly to maintenance issues and repair requests to ensure guest satisfaction. Maintain the cleanliness, safety, and presentation of interior and exterior common areas. Conduct daily cleanup of parking lots, landscaping, dumpster areas, and other property spaces. Regularly sweep, clean, and pressure wash sidewalks, stairs, and other high-traffic areas. Assist in maintaining the pool area to ensure cleanliness and functionality in compliance with safety regulations. Provide excellent customer service while working in guest rooms and common areas, greeting guests when appropriate. Additional Duties Assist team members with various maintenance tasks as needed. Ensure all work is completed in a timely manner, ideally on the same day.

Qualifications & Requirements:

High school diploma or equivalent required. Minimum of 1 year of maintenance experience. Prior experience in multi-unit maintenance is preferred. General knowledge of plumbing, electrical systems, and HVAC troubleshooting. Strong problem-solving skills with the ability to work independently. Ability to work a flexible schedule based on the needs of the property. Valid Driver’s License and reliable transportation required. Must be able to commute to or relocate to Southport, NC 28461 before starting work.
