Job Description
Maintenance Coordinator Midgett Realty Hatteras, NC 27943 Job Description Under general supervision, supervises maintenance personnel, prioritizes work orders or requests, may perform inspections of rental accommodations/homes as needed and advises property owners of status of requests or maintenance needs to ensure the quality condition of rental home. Supervises training and quality control within maintenance department. Reports to the Property Manager. Duties and Responsibilities Supervises core team of maintenance personnel to be responsible for the overall condition of properties. Trains employees and assigns work duties on a daily and weekly basis. Prioritizes work for staff to correct problems and processes homes for year round scheduling of maintenance. Some maintenance work is scheduled in-house such as replacing hot water heaters for homeowners. Assigns outside vendors as appropriate for maintenance that can not be performed by company such as complex electrical repairs, pool, spa maintenance/repairs. Obtains vendor estimates and prices for maintenance work to be completed. Processes vendor invoices for payments. Exceptions such as work costs exceeding maximum amount established by homeowner are forwarded to appropriate supervisors for action or approval. Communicates with homeowners regarding maintenance work to be performed and appropriate actions to be taken concerning both in-house and vendor contracted maintenance projects. Takes maintenance reports from guests and communicates with guests concerning maintenance scheduled in their home during their stay, troubleshoots issues with guests to help prioritize and eliminate unnecessary service calls. May perform inspections of the rental units based upon requested maintenance of the home (vendor or in-house). Review Guest Surveys on a timely basis and respond appropriately within an effective time period. Rectifies problems found during rental inspections and reports maintenance problems to appropriate personnel. Assists in evaluating, at least annually, all rental homes to advise property owners of the quality level of the unit. Recommends improvements to enhance the quality level. Inspects rental homes and reports findings to the owner directly after consulting with the Property Manager. Reports to Property Manager all guest damage discovered. Develops a working list of specific homeowner requests for each unit and inspects units to make sure requests are completed. Advises and trains new personnel and performs supervisory responsibilities for the department as needed. Collaborates with other departments in rectifying problems found during rental inspections. Reports maintenance problems to appropriate personnel as needed, i.e. communicating ongoing maintenance status with Reservations Department so they can alert guests and ensure smooth services between departments. Performs special projects as assigned. Establishes and maintains a variety of tangible files, filing and retrieving information as requested or otherwise needed.
Additional Functions:
Performs other related work as required. Qualifications Graduation from a high school or equivalent and two to five years of experience working in a maintenance or housekeeping capacity with one year supervisory experience; or an equivalent combination of training and experience to provide the required skills, knowledge and abilities.
