. Salem Gardens Apartments is a family-oriented community with 150 units, blending Section 8 HUD and LIHTC housing. We are seeking a Maintenance Supervisor to join our experienced Property Management team. In this role, you will work closely with the Facilities Director to ensure the overall maintenance of both communities meets our strict standards. Responsibilities will include general maintenance repairs, apartment make-readies, preventive maintenance, and assisting with construction or rehabilitation projects. You will also oversee the inventory of supplies and provide regular maintenance updates.

Key Responsibilities:

Oversee maintenance repairs and delegate work orders to maintenance staff. Complete daily work orders and follow preventive maintenance schedules. Maintain a team-oriented, respectful attitude and foster a collaborative work environment. Perform light electrical duties such as changing light bulbs and ballasts. Install or repair faucets, sinks, and plumbing components in apartments. Operate snow removal equipment (snow blower and shovels) and assist with grounds maintenance. Regularly clean common areas, including grounds and laundry rooms. Assist with preparing units for new residents (make-ready tasks). Perform additional tasks as needed to support the maintenance team and community. Collaborate with the office team and Property Manager, including tasks like walking apartments, move-in/move-out reports, etc. Establish weekly apartment make-ready schedules and service request priorities. Mentor and train Maintenance Technicians, recognizing strengths and identifying areas for improvement.

Qualifications:

Previous experience working in a demanding environment with some affordable housing and HVAC Certification is a plus. Universal EPA certification preferred; hands-on HVAC experience is a plus. Prior experience in building and apartment maintenance is required. Proficient in carpentry, plumbing, and electrical work. Knowledge of

REAC/NSPIRE

requirements is preferred. Must have a basic set of hand tools and appropriate attire for working in various weather conditions. Ability to stand for extended periods and lift up to 50 pounds. Strong communication skills and professionalism when interacting with residents and team members. Experience operating and maintaining lawn care and snow removal equipment. Commitment to safety and adherence to safety protocols.
