Full Job Description Overview:
The maintenance supervisor’s primary responsibility is to provide oversight to on-site maintenance team members, offering leadership guidance and technical direction, all while ensuring customer satisfaction. Additionally, the maintenance supervisor plays a vital role in the recruitment and training of new maintenance personnel. They are responsible for preserving the property assets and are considered an essential function in the community’s operation. The ultimate goal of the maintenance supervisor is to effectively and cost-efficiently meet the property’s maintenance needs while upholding high-quality standards.
Primary Duties:
Assigns and delegates tasks to ensure service requests and overall maintenance responsibilities are completed appropriately and in a timely manner Organizes and leads proper maintenance training and establishes goals and accountability for team. Maintains grounds, common areas, amenities, pool, pet stations, etc., to keep them clean, free of litter and presentable at all times Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing by completing a move-out inspection, creating a “punch” list of maintenance work needed, scheduling with vendors, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work Coordinates and installs, inspects, repairs, and maintains the electrical, plumbing, mechanical, pool equipment and HVAC systems Conducts apartment move-in and move-out inspections and assesses resident chargeback costs Responsible for maintaining proper tools, required logs and works with community manager to order supplies and parts as needed to stay within budgetary guidelines Responsible for managing on-call maintenance schedule and ensuring coverage Assists with obtaining budget estimates and cost of specific repairs, enhancement, and capital projects Works directly with community manager and vendors to oversee completion of site projects Performs routine preventative maintenance and biannual unit inspections Maintains order and cleanliness in the maintenance shop Uses cost effective strategies in efforts to perform necessary repairs and work in house when feasible Responsible for reporting unusual or extraordinary circumstances to the community manager regarding the property or the residents Performs other duties as necessary to meet the needs of upper management, residents, and the property.
QUALIFICATIONS
Valid Driver’s License Able to multitask and meet deadlines in a timely manner Passion for serving others Excellent communication, interpersonal and organizational skills Ability to work a flexible schedule, including weekends 3+ years related experience preferred High School Diploma, GED, Technical or Vocational school required
