Maintenance Supervisor 2.5 2.5 out of 5 stars 30 Park Side Drive, Fletcher, NC 28732 JOB SUMMARY Maintains efficient operation and upkeep of the property buildings and grounds in a supervisory role. DUTIES AND RESPONSIBILITIES
Scheduling and direct supervision of all in-house and/or vendor work. Scheduling and performing preventative maintenance. Providing courteous, efficient response at all times. Training of all service, housekeeping/custodial or grounds personnel. Maintain the required property uniform and ensuring a professional appearance and attitude for all service, custodial and grounds personnel at all times. Maintain all equipment and golf carts owned by property. Inventory, ordering and delivery of all necessary supplies and equipment for the service, custodial and grounds departments. Supply and upkeep of all personal tools required by Southwood Realty Company for Service Technician. Insure OSHA (Occupational Safety & Health Act) standards and company safety policies are complied with at all times. Available to work on an on-call basis. Anything else that the Property Manager feels falls into the Services Manager’s job description
SUPERVISORY RESPONSIBILTIES
Directly supervises one or more employees in the service. Carries out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required.
PHYSICAL REQUIREMENTS
Stand and walk alternatively depending on specific needs of the day. Constant need to perform the following physical activities: Bend/Stoop/Squat Pick up litter, Climb Stairs Crouch/Crawl/Smell Push or Pull Reach Above Shoulder Inspect community, store/retrieve supplies. Constant need to perform standing and walking activities related to inspecting and repairing the property. Frequently lift and/or move up to 75 lbs. paint, appliances, carpet remnants)
DRIVING/TRAVELING REQUIREMENTS
Need to utilize personal transportation perform service requests and make ready requests. Must have valid driver’s license and vehicle insurance.
WORKING ENVIRONMENT
Regularly exposed to outside weather conditions. Occasionally exposed to moving mechanical parts: high precarious places: fumes or airborne particles: toxic or caustic chemicals (Dust masks are required and provided): and risk of electrical shock. The noise level in the work environment is usually moderate.
SAFETY RESPONSIBILITIES
Learns and complies with all company safety rules. Uses appropriate safety equipment at all times. Immediately reports all unsafe conditions to supervisors. Must be familiar with all safety features or equipment, machinery, or materials encompassed by job duties.
