Job Description
Director of Facilities Maintenance Confidential Cashiers, NC 28717 GENERAL SUMMARY Senior Management position which directs activities of the buildings, facilities, grounds, and Unit Owners functions if required, including, but not limited to, all common area roadways, storm drainage and water, landscape/external lighting, emergency preparedness and response. Carpentry, electrical, HVAC, plumbing, painting, flooring, general hardware helpful but not required. Pool maintenance and repair, and other minor repairs; under the general direction of the General Manager are required.
Responsible for:
development and implementation of all preventive maintenance programs, and the purchase of appropriate maintenance equipment and supplies. All activities performed in accordance with general instructions and applicable rules, regulations, policies, practices and procedures. Responsibilities also include the financial management for the department.
ESSENTIAL RESPONSIBILITIES AND DUTIES 1
Maintain a safe and secure environment throughout the facilities. 2. Supervise and direct the maintenance team and monitor the performance of their assigned responsibilities. 3. Regular facilities inspection to determine any need(s) for maintenance or repairs to determine type of work required and materials, equipment and personnel to be used: plan safe, efficient and cost-effective approach to be utilized; and supervise and coordinate activities of work crews both Internal and External to accomplish work assignments. 4. Perform and/or direct team members in the execution of all service request and ensure all work is performed efficiently/safely with expected/required clean up. 5. Orient, train and/or direct training of team members in work procedures, vehicle and equipment operation, job responsibilities and duties, and required safety procedures. 6. Prepare accident and injury reports, reports on work completed and in progress, productivity reports, and other reports as needed: and recommend material and equipment to be requisitioned. 7. Process team member’s evaluations and discipline of assigned personnel; and report violations of rules, regulations, policies, practices, and procedures to the General Manager. 8. Assure all service areas are clean and the trash free of debris and/or trash. 9. Schedule vehicle, equipment service and or repairs. Make daily work assignments for assigned personnel and supervise and inspect work performed by subordinates to assure safe work environment and proper work methods and procedures; and prepare records for all work performed. 10. Manage distribution, security and maintenance of equipment parts and other inventory within the department and purchase same within budget constraints to keep inventory functional. 11. Records and evaluates preventive maintenance activities and programs 12. Maintain up-to-date inventory of all department tools, equipment, and vehicles, including warranties, parts books, and owner’s manuals. 13. Ability to perform ALL essential responsibilities and duties of subordinates on an emergency and/or short-term basis. 14. Create and maintain a preventive Maintenance Calendar to be utilized for scheduling, inventory, purchasing and bidding purposes. The Calendar should be updated as work progresses and changes are needed due to Labor available, Weather Conditions or Material availability. 15. Develop, Implement and Manage the Department’s Annual Budget, to include a monthly/quarterly Variance Report and adjust the Forecast accordingly.
JOB SPECIFICATIONS 1.
Graduation from high school or GED equivalent; 5 years minimum work experience in facilities maintenance and repair operations; 5 years minimum work experience in construction or with building material, considerable knowledge of proper and safe maintenance, and repair techniques; considerable knowledge of tools, equipment, and hardware and their safe and proper use, operation, and application; good knowledge of records management processes and procedures; some skill in maintenance and repair of tools, equipment, and hardware; and ability to direct, supervise and coordinate workers in the use of equipment and materials. 2. Financial Management 3. Ability to read, speak, and write the English language and interpret maps, blueprints, and work orders. 4. Maintain valid and current State of NC driver’s license and demonstrate safe driving performance and operation of vehicle and equipment on job. 5. Proficiency and working knowledge of Microsoft office applications; word, excel outlook calendar and email. 6. Strong customer service, communication and interpersonal skills.
JOB REQUIREMENTS
Special Requirements/Physical Demands Ø Ability to lift, pull, and push up to 60 lbs. following appropriate safety procedures Ø Work in the upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body. Ø Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/facilities quickly and easily as required to meet the job functions. Ø Climb ladders and work at heights above ground level (maximum 14 ft. on A-frames and 21 ft. on extension ladders) Ø Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity) Ø Repeat various motions with the wrists, hands and fingers.
