As a nonprofit organization and an official affiliated entity of the University of North Carolina at Chapel Hill, SOG Services also contributes to advancing UNC-Chapel Hill’s broader mission of academic excellence, research, and public service. The Maintenance Superintendent is a leadership position that is responsible for the supervision of all mechanical maintenance groups within Cogeneration Systems as part of the Energy Services organization. This includes supervision, maintenance and equipment operations, budget planning, regulatory compliance, and customer service. This maintenance position covers the following complex facilities: Cogeneration Facility, Manning Drive Steam Plant, the Steam Distribution System and Landfill Gas Generation. This position will ensure there are adequate staffing levels and they are capable and competent to meet the mechanical maintenance challenges for continued safe and reliable supply of steam and electricity to campus. Position will assist/initiate recruiting, hire, discipline, terminate and evaluate subordinate employees. Together with the respective supervisors the position will establish short- and long-term goals, budgetary needs, training needs and maintenance requirements for these groups. All maintenance – corrective PM, PdM, and outage work is to be planned and coordinated with other Cogeneration Systems groups for the Cogeneration facility and Manning Drive Steam Plant and in the case of the steam distribution system, with the customers and contractors on campus. The maintenance and repairs are to ensure the continued safe and reliable operation of all plant and steam distribution equipment and systems. Further, the maintenance schedule and work quality must meet the Title V Air permit and other regulatory codes compliance standards. All maintenance work is to be documented in the work management system (MAXIMO) with the appropriate details and oversight by this position. This position works closely with the Business and Warehouse Manager along with Purchasing to obtain outside services, purchase spares and equipment repairs in accordance with the University’s purchasing policies. This position and its direct reports will be responsible for the oversight of the quality of the contractors’ work and the approvals of their invoices for payment. This position communicates with Engineers, Contractors, Customers, and others within the University daily. The position oversees the maintenance practices and will ensure safe, reliable, and efficient operation of these multi-million-dollar facilities. This is a highly skilled maintenance management position in Cogeneration Systems and the Energy Services organization. The primary purpose of Cogeneration Systems is the generation of steam to the various buildings on the University campus and to the UNC Hospitals. Steam is critical to the operations of the University and UNC Hospitals. It is used for heating, cooling, domestic hot water, sterilization of surgical instruments, distilled water production, food preparation and dish washing. Cogeneration Systems generates electricity as a byproduct of steam generation. It can presently supply about 30 percent of the peak campus electrical load. Cogeneration Systems is part of UNC Energy Services. Minimum Qualifications (Knowledge, Skills, and Abilities) High school diploma or equivalency and four years of experience in applicable Utility operations, of which one year is supervisory; or equivalent combination of training and experience. Requires certification(s). Required qualifications, competencies, and experience Graduation from high school or equivalency and 4 years’ experience in applicable Utility operations/maintenance, including 3 years of supervisory experience to include formal performance management experience; or an equivalent combination of experience, training, and education. Working knowledge of the methods, practices, tools, and materials used in the performance of both general and complex maintenance and repair of equipment and machinery. Working knowledge of the methods, principles, practices, and techniques used in the maintenance of a high-pressure steam distribution system. Knowledge and/or Skill in the use of acetylene and electric welding equipment for training. Ability to prepare and maintain routine records and/or reports and present findings when requested. Preferred qualifications, competencies, and experience Prefer extensive maintenance experience within a cogeneration and/or steam facility(s) Prefer formal supervisory experience to include performance management, recruitment, training, etc. Budget management Ability to estimate the amount and value of needed repairs and to requisition items not in-stock and/or bid as necessary. Special physical/mental requirements This position is Severe Weather Essential and Communicable Disease/Public Health Emergency Duty Mandatory, as such the employee in this position must report to work or remain at work during periods of adverse weather, other university emergency and/or a public health emergency. The environmental conditions vary tremendously from air conditioning and heat to dusty, hot, humid and cold conditions. This position will be required to work in all conditions for various lengths of time depending on the operational requirements. This position will be required to enter confined spaces or hazardous environments to include steam tunnels with temperatures that can exceed 130 degrees. The appropriate PPE in accordance with established procedures and instructions will be required to be used.
