Maintenance Operations Manager Badin Shores Resort New London, NC 28127 Qualifications
- Minimum 3 years of experience
- Certified Pool Operator-if not must be willing to obtain at no cost to you (Company paid)
- Knowledge of electrical, plumbing, mechanical and carpentry trades
- Must be able to operate tools and, equipment related to facility maintenance
- CDL license a plus
- Contract and project Manager experience preferred
- Highly effective Interpersonal skills and experience with managing staff and Contractors
- Must be able to work on more than one assignment at a time with frequent interruptions, change and delays
- Knowledge with Water system repairs a plus
- Weekend and/or Holiday if need arises
- Self-motivator
- Attend monthly Board of Directors meeting to report monthly maintenance progress and answer any questions or concerns Responsibilities
- As Maintenance Operations Manager, the primary responsibility includes overall maintenance supervision over all Association buildings to include mechanical and electrical systems, utilities, structures, pavements, masonry, concrete, maintenance, signage, fire prevention, and interior/exterior appurtenances
- This person will make recommendation on repairs, replacement maintenance and implement preventive maintenance as establish by Company procedures and guidelines
- Assess repair needs and estimated time needed for repair (including evaluating problems to determine whether or not professional assistance or further instruction is needed in order to complete task/repair)
- Work with Community Committees as needed to insure Community cohesiveness
- Inventory and acquisitions maintenance supplies
- Supervise 2 or more maintenance personnel.
- Supervises and directs maintenance staff through work orders to include schedules and assigns work responsibilities to employee to meet work requirements
- Plans, monitors, and appraises job result, coaches, advises, and disciplines employees
- Monitors the functions of service contractors and building repair and maintenance contractors
- Develop and maintains resources management plan which outlines short-term and long-term requirements for repairs and maintenance, capital replacement and capital requirements.
- Develop standards for the cleanliness and overall appearance of the community grounds, amenities, building exteriors, curbs, signage, central garbage area, parking lots and other buildings and all common areas to ensure that they reflect and represent the high quality of the community.
- Required to obtain 3 bid process when seeking outside contractors
- Reiterate/enforce Maintenance Department is acting within the guidelines of our by-laws and restrictive covenants including Local, state, and Federal guidelines
- Interaction with Cube-Hydro, Montgomery County Permit/Inspection department, NCDENR (EPA), OSHA and any other form of County, State, and Federal agencies
