Apartment Maintenance Supervisor An Apartment MaintenanceSupervisor is responsible for conducting general maintenance andrepairs on the Apartment Community facility equipment and propertystructures. Ensuring that the heating, electrical and plumbingsystems perform at optimum functionality. Overseeing a team andworking closely with the Property Manager and vendors to assure thequality of the building. The goal is to maintain the facilities andcommon areas in the best possible condition. Essential DutiesComplete service requests in a timely manner. Full unit turns toinclude but not limited to paint, sheetrock repair, screen repair,minor plumbing/electrical. Daily Unit Maintenance-Satisfies servicerequests per work order, following company procedures
Make-readyprocedures:
Paints, appliance repair, plumbing, electricalfixtures, repairs or replaces old faulty parts; checks locks,replaces burned out light bulbs. Preventative Maintenance; Makeregular inspections of grounds, buildings, plumbing, electricalfixtures, appliances, and major equipment: checks for appearanceand cleanliness, checks for structural cracks, excessive wear; andfaulty parts. Respond quickly in the event of an emergency, notifyappropriate personnel, and follow safety protocol Survey buildingsand repair mechanical systems to ensure they are consistent withhealth and safety regulations Support the setup of ventilation,refrigeration and other systems and conduct repairs when necessaryMaintain heating and plumbing systems to ensure functionalityInspect alarm systems such as carbon dioxide and fire protectionand quickly schedule repairs when needed Undertake activities ofpest control such as spraying insecticide Obtain quotes andcoordinate projects with vendors on call schedule QualificationsHVAC certification preferred Basic understanding of electrical,hydraulic and other systems Working knowledge and experience ingeneral apartment maintenance and repair, Strong understanding orrelated experience to ensure the ability to recognize electrical,plumbing, and mechanical malfunctions or equipment failure.
Experienced in operating a variety of equipment, including snowblowers, lawn mowers, and small hand tools Working knowledge ofrepair to common appliances, and devices Outstanding written andverbal communication skills Excellent manual dexterity andproblem-solving skills Education High school diploma, GED orEquivalent. This position requires the ability to read and writeEnglish fluently, accurately perform intermediate mathematicalfunctions and understand and perform all on-site residentmanagement software functions. Professional Experience A minimum ofthree years’ experience as a residential property managementmaintenance supervisor. Ability to apply common sense understandingto carry out instructions furnished in written, oral, or diagramform. Must be able to speak to tenants and maintain good workingrelations with other staff members, tenants, and supervisor as wellas any contract laborers working on the property. Attendance/TravelRequirements The position requires the ability to work any of theseven days of the week, 52 weeks of the year. Due to the propertystaffing limitations, it is extremely critical that individuals beable to work their scheduled hours on a consistent basis and, ifnecessary, overtime hours when requested. The position requires theability to serve on-call, as scheduled or as necessary. You mustalso be able to attend certain resident events that are held afterhours. Computer Skills Basic computer/Internet knowledge PhysicalDemands Must be capable of physically accessing all exterior andinterior parts of the property and amenities, push, pull, lift,carry or maneuver weights of up to 50lbs. independently and 100lbs. with assistance. This position may be eligible toreceive discretionary and/or performance-based bonuses on a spot orannual basis, which are variable depending on individualmerit/performance, budgetary limitations, company performance, andother job-related factors. This non-exempt role will be eligiblefor overtime for all hours worked in excess of 40 per week.
Full-time positions (30 hours/week) are eligible for 2 weeks paidvacation, 3 weeks sick and related leave, 11 paid holidays, andhealth & welfare benefits as outlined on the Company’s website.
