Job Description The City of Raleigh is seeking a Maintenance and Operations Superintendent devoted to providing operational, technical and maintenance support for facilities. This role will supervise paraprofessional and support staff including conducting performance evaluations, coordinating training, and implementing hiring, and discipline and termination procedures. Work may include directing and supervising; resolving escalated customer complaints; reviewing and analyzing field operating performance and implementing improvements; and assisting with budget formulation.

Engineering Services is a department dedicated to providing services to internal and external stakeholders through multiple divisions including Construction Management, Integrated Facility Services, Facilities and Operations, Vehicle Fleet Services, Roadway Design and Construction, and Stormwater. This position is assigned to the Facilities and Operations Division, which is responsible for a diverse number of functions and activities that serves the entire City organization such as day-to-day and preventive operations and maintenance of facilities, customer-based service deliverables, special events and meeting set-ups, emergency response in inclement weather, disasters, or emergencies, and critical equipment management.
About You:
We are looking to employ reliable individuals with knowledge of trades maintenance principals to provide exceptional support for the Facilities and Operations Maintenance program. Must have a strong work ethic with positive orientation and willing to learn and grow to prepare for the potential of future advancement. Duties and Responsibilities Supervises staff including conducting performance evaluations, coordinating training, and implementing hiring, and discipline and termination procedures Plans, schedules and oversees maintenance, repairs and improvement/construction work and operational activities of assigned area; conducts and oversees facility, service location and/or equipment inspections; assesses and determines need for equipment replacement or repair; ensures the adherence with applicable policies, procedures, safety standards and regulations Reviews and evaluates preventative maintenance programs and operating performance; recommends, develops and implements program enhancements and procedures to maximize quality and effectiveness Investigates, analyzes and resolves operational issues; responds to inquiries and complaints; interprets and explains policies and procedures; plans and implements adjustments, improvements and solutions Monitors and administers maintenance and service contracts; evaluates proposals; assists in negotiating contracts and vendor/contractor selection; reviews scope of work for projects and monitors progress and quality as specified within contracts Provides support in preparing and monitoring assigned budget; manages expenditures and inventory in accordance with operating budget Assisting HVAC technicians and providing troubleshooting of energy, air quality, safety and scheduling issues related to HVAC systems, controls and fire and safety devices Assisting contractors with inspections, installation and repair of controllers and mechanical equipment Monitoring energy efficiency of equipment and addressing repair/replacement needs Monitoring, troubleshooting and programming building automation systems for optimal operation Providing emergency support during weather and other events
Typical Qualifications Education and Experience:
Associate’s degree in a related field and four years of related experience including experience at the senior or lead level OR An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above, unless otherwise subject to any other requirements set forth in law or regulation.
Licensing and Certifications:
Valid North Carolina Class C Driver’s license with a satisfactory driving record, or the ability to obtain within 60 days of hire

ADA and Other Requirements:
Positions in this class typically require: stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, talking, hearing, seeing and repetitive motions.
Medium Work:
Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
Working Conditions:
Work is performed in both the field and in an indoor office environment with frequent exposure to hazardous physical conditions (such as mechanical parts, electrical currents, vibration, etc.); frequent exposure to atmospheric conditions (such as fumes, odors, dusts, gases, poor ventilation, etc.); moderate exposure to hazardous materials (such as chemicals, blood and other body fluids); frequent exposure to environmental conditions (such as disruptive people, imminent danger, or a threatening environment); frequent exposure to extreme temperatures, inadequate lighting and movement restrictions; and moderate exposure intense noise or travel.
