Job Description

Maintenance Manager 3.4 3.4 out of 5 stars Rochester, NH 03867 The Maintenance Manager role involves leading campus-based facilities and equipment maintenance personnel to establish a standard approach for identifying and executing equipment uptime opportunities, thereby driving capacity utilization and throughput rates. The Manager will utilize Total Productive Maintenance (TPM) to increase Overall Equipment Effectiveness (OEE) throughout the campus and must train teams in TPM and implement TPM as necessary. The individual oversees capital planning, business continuity, process and equipment capacity, and facility layout for the ROC Campus facilities through Maintenance Leaders. The incumbent will closely collaborate with the Facility Planning and Development Manager to plan new facility requirements and manage associated capital spending.

Job Responsibilities:

Provide leadership to Maintenance Leaders in each ROC-based facility and oversee the day-to-day operation of building systems and staff, practicing active “hands-on” leadership and daily involvement in details. Responsible for all aspects regarding Safety, Quality, Delivery, & Cost (SQDC) of the Maintenance Department and implemented Total Productive Maintenance across the ROC campus in concert with the BOE Maintenance Manager. Lead, coach, and influence direct and indirect employees affiliated with maintenance activities, including direct reports, Value Stream Leaders, Production Team Lead, Technicians, Quality Engineer, Manufacturing/Process Engineer, Production Planner/Scheduler, and Maintenance employees. – Interact with various stakeholders within and outside the company to carry out duties and responsibilities, including Suppliers, Contractors, service providers, Customers, and other internal departments. Exemplify Albany’s core values of Safety, Accountability, Fact Based, Persistence, Respect, and Ethics, and play a key role in Company safety programs, policies, initiatives, and compliance. Provide key input into the growth and rightsizing of the business, capital improvement, and continuous improvement of processes as an integral member of ROC facility leadership teams. Drive Lean, continuous improvement, and cost reduction activities throughout the facilities through Maintenance Leaders and interaction with facilities leaders and establish moonshine shop(s) to support idea generation. Develop/apply a consistent Visual Management system of KPIs for maintenance and equipment and display those in the SQDC meeting area/white board(s). Implement 5S in the area of responsibility. Conduct regular Tier/employee meetings and ensure Maintenance Leaders conduct the same with their teams. – Ensure that change management and new product/process launches follow the required NPI launch process and are completed within the required timeline and budgeted resources concerning facilities and equipment. Solicit and evaluate bids and proposals for vendor selection and project management of facility-related goods, subcontractors, and services. Manage facility or equipment capital projects as appropriate and manage vendor contracts and budgets (e.g., waste services, HVAC/chiller preventive maintenance, lawn services, etc.). Lead, train, and ensure all Total Productive Maintenance (TPM) activities are identified and implemented throughout the entire facility. Create and maintain 24/7 maintenance-related services for building emergencies, security, or operations matters. Responsible for maintenance/accuracy/availability of building plans and equipment documentation for ROC Campus. Establish training and development approaches and requirements for ROC Campus maintenance teams to proactively build employee talent levels and capabilities. Lead and conduct an annual review of the business continuity plan for the manufacturing site and develop and verify a risk mitigation plan for all business, manufacturing, and facility equipment/processes. Develop and maintain an equipment capacity model for ROC manufacturing sites by working with Engineering, Operations, Quality, and Production Control through SAP for timely SAP PM transactions. Ensure that facility maintenance leads and their teams conduct leader-standard work and complete necessary actions on a timely basis. Establish a maintenance warehouse for equipment, spares, and key supplies to ensure the availability of maintenance and facility supplies and coordinate resource allocation with Value Stream Leaders. Establish maintenance procedures and ensure all procedures are followed and company policies are implemented. Work cooperatively with the BOE Maintenance Manager and the Manager of Facilities Planning and Development to consistently deploy procedures. Attendance is mandatory to ensure effective team collaboration and productivity.

Supervisory Responsibility:

Yes Supervisors are responsible for overseeing their work group, including but not limited to: formal evaluations/performance management as set out by the organization, recruitment, and development.

Requirements:
Qualifications:

Knowledge of all relevant manufacturing methods, techniques, and related equipment. Demonstrated knowledge and application of Lean Manufacturing practices and Six Sigma techniques. Exhibits a passion for experience with TPM and process improvements. Strong analytical, mechanical, and electrical aptitude with proven problem-solving abilities. Demonstrated leadership skills and ability to lead cross-functional teams. Basic proficiency with MS Office suite to enable the creation of work instruction and other maintenance documentation. Proficient in the use of AutoCAD LT to create/modify building plans Understand and interpret engineering drawings, such as general construction, electrical, and mechanical. Ability to lead a 24/7 schedule and be available as business situations require. Must be highly organized, with good attention to detail, self-motivated, and able to work independently. Planning and project organization – ability to plan over a 3-18 month time span involving multiple inputs from external and internal customers. Excellent communication, resourcefulness, and relationship-building skills.

Training, Education and Experience Required Education:

BS EE or ME is strongly preferred. Alternatives may be acceptable with appropriate experience. Successful Total Productive Maintenance (TPM) implementation experience is required. Extensive knowledge and application of building and equipment systems, including HVAC, refrigeration, plumbing, electrical, mechanical, hydraulic, pneumatic, chilled water/cooling and construction processes Knowledge and experience of relevant manufacturing processes, including autoclave, weaving, molding, machining, painting, and assembly. Lean or Six Sigma training required (green or black belt preferred) from a recognized organization.

Relevant Work Experience:

Typically 10+ years of relevant experience in facilities operation and equipment maintenance. Strong leadership skills and willingness to learn are required. Prior management and supervision of Maintenance, Technical & Skilled Trades, or Engineers required. Must have a valid US driver’s license and ability to operate a forklift, man lift, riggers, etc.

Working Conditions:

Indoor production environment, indoor duties, adequate lighting, and comfortable temperatures. Occasional exposure to moderate noise and machinery with mechanical moving parts. Ability to work 24/7 schedule and be available as business situations require. Travel may be required.

Physical Requirements:

Frequent repetitive hand movements, using hand tools – pliers, sanders, scissors, etc. Frequently remain in a stationary position up to 75% of the time Frequently move about the facility indoors and outdoors to make repairs, etc. Constantly positions self to repair/build equipment or facility Frequently ascends/descends a ladder to service equipment or complete a building repair Must be able to detect equipment issues and assess for repairs Regularly move tools and equipment up to >25 lbs.
