The Public Housing Maintenance Supervisor plays a critical role in leading the Maintenance team to ensure a safe, clean, and well-maintained environment for residents and visitors. We are seeking an experienced and dedicated professional with a strong background in facilities maintenance and team supervision. The ideal candidate will bring a high level of technical expertise and leadership to maintain the smooth operation of all housing facilities. Responsibilities include overseeing and performing a range of skilled maintenance and repair tasks—such as masonry, carpentry, painting, plumbing, electrical, HVAC, and more. The Maintenance Supervisor is also expected to mentor Maintenance Technicians, share technical knowledge, maintain equipment, and ensure all work complies with safety standards and regulations.
Key Responsibilities:
Maintenance Operations :
Diagnose, assess, and resolve various maintenance and repair issues. Demonstrate working knowledge of standard tools, materials, methods, practices, and safety protocols associated with general maintenance work. Interpret and follow verbal and written directives effectively. Promote and enforce appropriate safety measures for all maintenance tasks. Collaborate with the Procurement Administrator to ensure timely and cost-effective acquisition of equipment, materials, and supplies necessary for maintenance and repair operations across all Housing Authority properties. Lead and participate in routine maintenance work including drywall, flooring, electrical, plumbing, HVAC, carpentry, painting, masonry, and other general duties. Ensure prompt and effective response to maintenance work orders and requests. Maintain accurate records, work orders, and reports using maintenance management systems or manual methods. Review completed work for compliance with industry standards and project specifications. Prepare and submit ad hoc maintenance reports as required by management. Support landscaping and grounds maintenance efforts as needed, including snow and ice removal and operation of snow removal equipment. Recommend improvements or modifications for building systems, equipment, and facility operations to enhance maintenance efficiency and service delivery.
Preventive Maintenance :
Ensure all tools and equipment are regularly inspected and maintained in safe working condition. Notify the Director of Operations of equipment that requires service or replacement.
Compliance and Safety :
Proactively identify safety hazards and report them to the Director of Operations and/or Executive Director. Attend and participate in safety training programs; ensure adherence to all safety standards and protocols.
Skills and Competencies:
Advanced proficiency in general maintenance and repair tasks. Experience in drywall installation and various plank flooring required. Demonstrated skills in carpentry, painting, plumbing, HVAC, and electrical systems. Strong time management and task prioritization skills. Ability to effectively supervise and coordinate the work of maintenance staff. Excellent interpersonal and communication skills. Basic computer literacy for Outlook, work order systems and reporting.
Experience and Education:
Education :
High school diploma or GED required; technical certification in maintenance-related fields is preferred.
Experience :
Minimum of 5 years of experience in construction, general maintenance, or repair work required, with at least 3 years in a supervisory role. Candidates must have hands-on experience in mechanical, electrical, plumbing, and HVAC systems. A proactive, solution-oriented approach and strong communication abilities are essential for success.
Certifications :
Certification in electrical, HVAC, or plumbing are preferred. A valid NJ driver’s license is required.
Work Environment & Physical Requirements:
Must possess physical stamina to work in diverse environments, including indoors, outdoors, and confined spaces. Capable of performing physically demanding tasks for extended periods; ability to lift and carry up to 50 lbs. Frequent standing, walking, lifting, bending, kneeling, and operation of maintenance tools and equipment. Must work across all Housing Authority properties in a fast-paced environment. Exposure to machinery, loud noise, and other job-related hazards.

$70,000.00 – $75,000.00 per year
