Reporting directly to the Regional Facilities Manager, Superintendent is responsible to oversee the management of overall physical operations of the facilities in compliance with current applicable federal, state and local requirements and in accordance with facility policies and maintenance. The Superintendent is responsible for developing and implementing a day-to-day and preventative maintenance program, responding to work orders by residents and staff and providing on-site oversight of emergency pendent system. Responsibilities include but not limited to:
- Provide on-site maintenance tasks to assure that apartments and community is in good working condition and meets all regulatory and JCHC standards.
- Provides on-site oversight of fire/ safety procedures and protocols.
- Provide oversight of preventative maintenance program
- Act as project manager with vendors during any capital or operational projects.
- Supervises assistant superintendent
Qualifications:
Include:
- Ability to live on-site and provide coverage during overnights and other times not covered by management and security guards.
- General knowledge of floor tile, drywall, window and door lock repair, electrical switches, receptacles of GFI’s replacement, paint products, painting, work order system, etc.
- A High School diploma.
- Ability to maintain resident safety either through visual or auditory means.
- Ability to supervise staff and organize work schedule.
- Ability to oversee fire safety programs and schedule annual inspections.
- Ability to manage physical plant.
- 5-8 years of working knowledge of basic carpentry, masonry, electricity, HVAC, sanitation, security operations and preventative maintenance.
- Computer literacy, including basic knowledge with Microsoft Word and Excel, use of e-mail and the internet.
- Ability to learn new software packages relevant to property maintenance.
- Valid driver’s license, NJ auto insurance, and automobile.
- Ability to read and write in English.
- Must have experience with DCA and HUD inspections or some form of regulatory inspections and minimum property standards
- Knowledge of
HUD/ REAC
regulations a plus.
