PENDING AVAILABILITY OF FUNDS MAINTENANCE SUPERVISOR POSITION PURPOSE

The position is responsible for the daily management of all maintenance and modernization work occurring at the site. This is a working supervisor who reports directly to the Real Estate Asset Manager.

SUMMARY OF PRIMARY ACCOUNTABILITIES

Supervise workers engaged and participate in painting and making structural repairs to the building(s), units, common areas, building developments and grounds. Responsible for the oversight of workers performing electrical, heating cooling, ventilating, steam generating systems, plumbing, lawn care, cleaning interior and exterior of the building(s). Responsible for supervising and the direct oversight of contractors performing services at the property Checks work out put and quality of assigned staff and contractors. Participate in the preparation of vacant units Directs/participates and supervises operation, maintenance, repair, and servicing of the building Maintains records and accounts on materials, supplies, employees, nature and type of work performed and purchases Participate in budget preparation by supplying information on estimate work such as cost and best practices Submit timely recommendations for improvements, additions, and reassignments/dismissal of employees when required Prepares specifications for bids and participate in the procurement process Participate, assigns, supervises, and directs work of workers involved in the upkeep of the property, cleaning, and repair functions and activities of the building(s). Performs maintenance work often the more difficult task, prepares reports, establish and maintain records of all work performed. Must be able to use electronic devises required to perform daily task such as computer and other mechanical equipment. Must be able to manage projects with tracking capabilities for desired outcome Conduct daily, monthly and annual inspection in conjunction with the on site staff Must own tools to perform the necessary repairs On call for after hours emergencies

JOB SPECIFICATIONS

Five years’ experience in building maintenance and construction with supervisory role as a primary focus. Certification in various related field from credible trade schools is a plus. Must obtain a Black Seal License within one (1) year of employment. Must possess a valid driver’s license and must have a vehicle.
