Experienced Regional Maintenance Manager Position Available In Somerset, New Jersey

Experienced Regional Maintenance Manager Confidential Basking Ridge, NJ 07920 Maintenance/Facilities lead for a dynamic portfolio apartments in Connecticut, Pennsylvania, New Jersey and New York State. Must have leadership skills in directing all on-site personnel. The ideal candidate is highly knowledgeable about residential property management and is an excellent communicator capable of building successful operational teams. This candidate will effectively manage personnel, resources, and operations in order to create a successful property portfolio with growing value.

Required Duties:

• Lead all facets of operations for a 4,000+ unit residential portfolio
• Assist in managing aggressive collections efforts, and follow up to ensure procedures for evictions are maintained.
• Develop and lead an effective and cooperative team of property operations personnel
• Maintain and improve physical assets within the portfolio, and provide competitive pricing for daily and capital expenditures
• Direct the execution of best practices in operational procedures
• Contribute and provide input towards annual operating and capital budgets
• Understand and successfully implement leading property operating procedures and systems, including full utilization of the Yardi operating platform
• Report regularly to management and senior management about financial and operational performance, with appropriate evaluation and analytical support
• Work collaboratively with maintenance and construction supervision personnel to provide repairs and improvements with best available costs vs. value characteristics
• Conduct regular meetings to ensure team alignment, goal achievement, and performance improvement
• Conduct regular inspections to ensure that properties are maintained in the best manner possible.
• Ensure compliance with all laws, codes, and regulations
• Any other duties as assigned

Required Skills:

• 5+ years’ experience in residential property management industry
• Proficiency in operation of real estate software operating environment (Yardi) and Microsoft Office, including Word and Excel a plus.
