Job Description

Director of Maintenance Confidential Roselle, NJ 07203 We are seeking a hands-on and strategic Director of Maintenance to lead and optimize the maintenance operations across our property management portfolio. This individual will be responsible for developing and implementing maintenance standards, managing capital improvement and repair projects, and ensuring long-term asset preservation. Strong project management capabilities and financial acumen are essential to monitor budgets, control costs, and align maintenance strategies with business goals. Key Responsibilities Provide leadership and oversight to maintenance teams across multiple properties, including site-level technicians and supervisors. Develop and enforce standardized maintenance procedures, preventative maintenance schedules, and emergency response protocols. Plan, coordinate, and execute capital improvement and repair projects, ensuring projects are delivered on time, within scope, and on budget. Collaborate with property managers, regional managers, and ownership to align maintenance goals with broader operational priorities. Evaluate vendor performance and negotiate service contracts to drive cost-efficiency and service quality. Track and manage maintenance budgets; analyze expenses and capital needs to support forecasting and planning. Implement systems to track work orders, response times, and team performance using property management software. Ensure compliance with safety regulations, building codes, and company standards. Support due diligence, turnover, and onboarding of new assets from a physical and operational perspective. Qualifications 7+ years of experience in residential or multifamily property maintenance, including at least 3 years in a leadership role. Proven experience managing capital projects and vendor relationships. Solid understanding of HVAC, plumbing, electrical, and general building systems. Demonstrated financial literacy including budget management and cost analysis. Proficient in property management or maintenance systems Strong organizational and communication skills; ability to lead and motivate dispersed teams. Preferred Skills Certifications in maintenance or facilities management (e.g., CAMT, CFM, HVAC). OSHA certification or knowledge of safety compliance standards. Experience with construction project management is a strong plus.
