Residential Building Superintendent (Not Live In) Alexander Wolf & Company, Inc. Freeport, NY 11520 Job Overview We are seeking a dedicated and skilled Building Superintendent to oversee the daily operations and maintenance of our facilities. The ideal candidate will possess a strong background in facilities management and demonstrate expertise in HVAC systems, electrical work, and maintenance management. This role requires a proactive approach to ensure the safety, functionality, and aesthetic appeal of the building while supervising maintenance staff and coordinating with external contractors. Duties Manage and supervise all aspects of building operations including maintenance, repairs, and renovations. Oversee HVAC systems to ensure optimal performance and compliance with safety standards. Conduct regular inspections of the facility to identify maintenance needs and address issues promptly. Utilize tools such as ohmmeters for electrical troubleshooting and repairs. Fabricate components as necessary for building repairs or improvements. Maintain high voltage systems safely and effectively while adhering to all regulatory requirements. Coordinate with vendors and contractors for specialized repairs or services. Develop and implement preventive maintenance schedules to prolong the life of equipment and facilities. Ensure compliance with health, safety, and environmental regulations within the building. Experience Proven experience in facilities management or a similar role is essential. Strong knowledge of HVAC systems, electrical systems, logic controllers, and high voltage operations. Demonstrated ability to supervise staff effectively while fostering a collaborative work environment. Experience with maintenance management software is preferred but not required.
