ESSENTIAL JOBFUNCTIONS
:
- Supervises personnel and is responsible for proper job completion.
- Performs skilled work as required such as plumbing, electrical, carpentry, mechanical, painting, masonry, etc.
- Plans and organizes work schedule, and establishes priorities. Estimates time and costs of projects.
- Coordinates maintenance activities with Acacia Village staff and residents. Consults with Plant Operations Department Supervisory staff as required.
- On-call for all emergencies.
- Responsible for developing work specifications for outside contractors and having requisitions made on major jobs, with Department Director approval. Reviews quality and progress of outside contractors’ work and billings/time sheets.
- Responsible for installation of new and repairs to equipment, fixtures and appliances.
- Responsible for repair of water pipes, sewer lines or other types of plumbing.
- Operates various motor vehicles as required.
- Instructs personnel on safe use of tools and machinery.
- Assist with maintaining LOTO program.
- Maintains appropriate records as required.
- Provides input for yearly budget.
- Prepares monthly report.
- Responsible for project cleaning and maintains work area in a clean and safe condition.
- Conducts orientation for residents on operation of appliances.
- Conducts evaluation of staff.
- Schedules days off, holidays and vacations, insuring that facility needs are met in accordance with hours and position control.
- Resolves employee problems or refers matters to immediate supervisor.
- Participates in facility’s Quality Assurance Programs as required.
- Utilizes Microsoft Word, Excel, PM Worx and department related systems for department information and communication.
- Participates in emergency and disaster drills.
- Attends/Conducts Masonic Care Community’s in-services and development sessions and assigns employees to attend the mandatory in-services.
- Performs other related duties of department as requested by management.
JOB QUALIFICATIONS
:
- A.A.S. Degree in Mechanical Engineering or related field, or equivalent related experience and technical program certifications.
- Must have five year’s job related experience.
- Must have complete knowledge of HVAC systems, low pressure package boilers and associated controls.
- Knowledge of building codes and regulations. Ability to read blueprints. Working knowledge of all building trades.
- Must be able to communicate with people, lay-out work, order material and oversee work.
- Must have a driver’s license.
The base range for this position is $60,504.34 per year commensurate with work location, experience, skills, certifications, education & prior accomplishments. The position may be eligible for additional compensation not listed here, including but not limited to shift differentials, incentives or bonuses, as applicable.
