Beach Channel Dr, Far Rockaway, NY 11691 Overview The Building Superintendent plays a crucial role in ensuring the efficient operation and maintenance of residential or commercial properties. This position requires a hands-on individual with a strong background in building systems, including electrical, HVAC, and mechanical knowledge. The Building Superintendent will oversee maintenance staff, coordinate repairs, and ensure that all building systems are functioning optimally to provide a safe and comfortable environment for occupants. •This is a live-in position. The Super will be given a 2-bedroom apartment•Duties Supervise and coordinate the activities of maintenance staff to ensure timely completion of tasks. Perform routine inspections of building systems, including HVAC, electrical, and plumbing. Troubleshoot and repair issues related to high voltage and low voltage electrical systems. Utilize logic controllers for monitoring and controlling building operations. Conduct regular preventive maintenance on equipment to minimize downtime. Maintain accurate records of maintenance activities and repairs performed. Respond promptly to tenant requests and emergencies, ensuring high levels of customer service. Ensure compliance with safety regulations and building codes during all maintenance activities. Skills Proficient in English for effective communication with staff and tenants. Strong supervisory skills to lead maintenance teams effectively. In-depth knowledge of electrical systems, including the use of an ohmmeter for diagnostics. Familiarity with HVAC systems and mechanical knowledge related to building operations. Experience in industrial maintenance practices is highly desirable. Ability to work independently as well as part of a team in a fast-paced environment. Strong problem-solving skills with a logical approach to troubleshooting. Certifications Required Must have a valid S12-S13 and P-99 Hours Monday- Friday, 9am-5pm plus on call after hours and on the weekends This position is ideal for candidates who are proactive, detail-oriented, and committed to maintaining high standards within the building environment.
