Job Description:

Superintendent of Rental Apartment Building We are seeking an organized, experienced, people-oriented Superintendent of Building Maintenance & repairs to manage & maintain our rental property in Bay Shore, Suffolk County, NY. This full-time position requires a hands-on professional with strong leadership &communication skills, as well as technical expertise in building maintenance. The candidate must live onsite in a free apartment provided by the property, with a set reimbursement amount for electricity & cooking gas. The hours are Monday to Friday, 8:30 AM to 4:30 PM, with emergency on-call responsibilities.

Key Responsibilities not limited to:

Oversee building boilers, including plumbing, electrical, & other essential services. Perform regular inspections & preventative maintenance to ensure all systems are functioning properly. Supervise & coordinate external contractors. Respond promptly to tenant maintenance requests, ensuring high-quality service & tenant satisfaction. Perform hands-on repairs &maintenance tasks, including plumbing, painting, plastering, electrical work, cabinetry, tile installation, appliance repairs, & gas system upkeep, etc Conduct routine property inspections to proactively identify & resolve maintenance issues before they escalate. Develop & implement a preventive maintenance program to extend the life of building systems. Maintain accurate inventory of maintenance tools, equipment, supplies. Handle emergency maintenance requests, including after-hours availability when needed. Snow removal, ice control. Vacuuming, keeping the grounds clean.

Qualifications:

Must have previous superintendent experience in building maintenance or a similar role. Proven expertise in building systems & hands-on maintenance. Must have hands-on skills & knowledge in: Boiler, Plumbing (repairing leaks, replacing fixtures, etc.) Painting Plastering Compound drywall work Electrical (troubleshooting, replacing outlets, light fixtures, etc.) Cabinetry Carpentry Tile installation repair (floor wall tiles) Gas systems (basic repairs, safety checks) Appliance repair (refrigerators, stoves, etc.) Strong organizational skills to manage work orders, schedules, inventory. Excellent people skills to effectively communicate with tenants, contractors Ability to work independently & manage multiple tasks efficiently. Ability to respond to emergencies, including after-hours

Preferred:

Bilingual skills or additional certifications are a plus.

Must Live Onsite:

This position requires the candidate to live onsite in a apartment provided by the property. Rent free.
