Role:
Maintenance Manager The Flyway Companies are vertically integrated and consist of development, construction, management, real estate services, and live music/events. We are seeking a hands-on Maintenance Manager to perform and coordinate maintenance operations across our residential and commercial properties. The primary role is performing on-site repairs, remodels, and assisting with general trades and punch-lists, but it also includes duties to lead our maintenance staff and coordinate with maintenance subcontractors as needed to ensure timely, quality maintenance services. This role will be client-facing and will require good communication and organization. Key Responsibilities:
Scheduling & Coordination:
Responds to and diagnoses maintenance issues through Buildium software, email, and phone calls to determine if the work should be handled in-house or subcontracted to a qualified, licensed subcontractor. Lead and schedule daily work for maintenance team members, ensuring efficient use of time and resources. Coordinates with the Director of Management, tenants, clients, internal staff, subcontractors, and vendors to gain access to properties, and to communicate about budgets and timelines. Communicate with tenants and clients to schedule repairs, provide updates, and address maintenance concerns with professionalism and a service-first attitude. Reports progress, issues, and updates to the Director of Management during weekly collaboration meetings and as needed as the two positions work through issues, budgets, and timelines together. Quickly addresses and resolves unexpected issues—from weather delays to missing materials. Maintains and adjusts project timelines to avoid delays. Being on call for after-hours maintenance emergencies (two weekends per month).
Hands-on Maintenance & Remodel:
Performs hands-on maintenance tasks as needed for Flyway’s portfolio of properties under management including but not limited to wall and flooring repairs, hardware replacement, landscaping, painting, plumbing, electrical, carpentry, painting, HVAC troubleshooting, appliance repair, and general property upkeep. Assist with unit turnovers and remodel projects, including demolition, installation, and finishing work. Collaborates with the Director of Construction to perform remodels and punch list items. Time & Expense Tracking Tracks hours and invoices daily and assigns hours and costs to each property/job accordingly using Toggle and Bill.com. Maintain accurate records on a daily basis of work completed, materials used, and time spent on each job through Toggle and Bill.com. Provides a weekly report of hours and talks through clarifications on hours/billing with the Director of Management and the CFO.
Quality Control:
Oversees daily operations and ensures everything runs smoothly. Ensures work meets specifications and standards. Performs walkthroughs and inspections during various stages of work. Performs quarterly inspections of all properties. Works with the Director of Management to prepare annual reports for all properties, which detail and prioritize maintenance needs and property upgrades.
Problem Solving:
Ensure compliance with all safety regulations and company policies.
Qualifications:
Proven experience in property maintenance, construction, or a related field is required. Hands-on skills in general trades – carpentry, drywall, tile, flooring, painting, and hardware is required. Strong organizational and communication skills are required. Drivers license and a reliable truck or large SUV are required as the position is required to provide their own transportation. A toolset is preferred, but Flyway also supplies tools as needed. Experience in “MEP” (mechanical, electrical, and plumbing) is preferred. Experience supervising and coordinating is preferred. Ability to read and interpret technical documents, blueprints, and work orders is preferred. Basic proficiency with smartphones/tablets and time tracking apps or software is preferred. Proficient with MS Office Word and Excel. Proficient with Adobe Acrobat. Proficient with taking and uploading digital photographs. Ability to lift 50 pounds. Excellent communication and interpersonal skills. Outstanding organizational skills. Positive attitude and ability to diffuse and resolve conflict.
Compensation & Benefits:
$25-$27 per hour is the starting rate depending on the candidate’s qualifications. 35 hours per week is the required minimum number of billable hours with 5 hours per week allotted for administrative duties. Health Insurance is available through United Healthcare and requires an average of 30 hours per week as a minimum to maintain insurance. 401K Match $165 per month stipend for phone and vehicle use. Laptop provided. 12 days paid vacation 8 holidays
