Director of Maintenance and Operations SUMMARY:
Provides an effective maintenance and operations program that will keep the physical plants of the school system in a safe, clean, attractive and efficient condition within the requirements of policies of the Board of Education. Also provides technical administrative services related to the modification and/or planning of facilities, in the supervision of new construction and/or renovations, and in the safe and effective utilization of existing facilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manages all personnel assigned to the maintenance and operations of the buildings and grounds of the school system including staffing, work assignments, job descriptions, supervision and other organizational requirements pertaining to the operation and maintenance of plant facilities. Recommends employment, promotion and disciplinary action of employees in accordance with established Board policy. Evaluates performance and provides training and encouragement for developing capabilities of employees. Promotes high levels of work performance and is responsible for morale. Provides information and recommendations for the preparation of the annual maintenance budget and for projecting the need for renovations and construction projects through the five-year plan. Maintains an active program for achieving higher levels of performance and economy in the operation and management of the physical plant and maintains accurate records and files. Maintains safe conditions in all facilities and recommends corrective measures when appropriate. Maintains a continuous assessment of capital outlay needs of existing facilities and recommends courses of action for the five-year cyclic maintenance plan. Controls all maintenance expenditures and insures that all purchases and contractual obligations are in accordance with procurement and contracting procedures of the School District. Keeps principals of the schools informed of maintenance procedures and operations and accepts appropriate recommendations from building administrators. Serves as the District’s liaison person in dealings with insurance underwriters, State Fire Marshall, Department of Health and Environmental Control, the Environmental Protection Agency, State, City and County Inspectors, State Department of Transportation and other such agencies. Serves as District’s agent to utility companies. Advises district on safety, location and economics of services of utilities. Maintains and directs the District’s Preventative Maintenance Program. Contributes to coordination, administration, supervision and inspection of renovations, additions and repairs to existing and new facilities. May be required to drive a company vehicle to perform certain job duties to any location within the District. Performs other duties as assigned by the Supervisor.
JOB SPECIFICATIONS
EDUCATION and/or
EXPERIENCE
Master’s Degree preferred. Bachelor’s Degree required. Ten years as a manager or school administrator of physical plant maintenance, operations and/or building construction or equivalent experience or training in related work. Ability to communicate effectively orally and in writing. Such alternatives to the above qualifications as the Board may be appropriate and acceptable.
