Universal Certification HVAC Certification Leadership 2 years Full Job Description The Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other specialties related to interior and exterior buildings. The Maintenance Supervisor is a leadership role that requires knowledge, skills, and experience. In this role, the Maintenance Supervisor will be required to perform repairs, diagnose problems with appliances, plumbing, electrical, HVAC and other issues pertaining to property maintenance. In addition to the hands-on skills, this role is responsible for creating a rapport with team members that creates a safe and highly motivated culture with the maintenance and office team. Some of the duties include, but not limited to:
Duties/ Responsibilities:
Oversees the day-to-day operations of the maintenance department and team. Evaluates maintenance reports and projects to determine residents’ work orders or repairs that need to be performed or delegated to maintenance team for completion. Complete weekly preventative maintenance assessments. Maintains the maintenance procedures, schedules, and supplies with projects, shop inventory, make ready units, and amenities. Ensures maintenance work orders and repair work is completed correctly and in a timely manner by maintenance teams. Ensure the work orders completed daily are closed out in the maintenance facility program for accurate data collection. Assists with departmental budget estimates and costs of specific repair projects. Participates in monthly safety meetings and maintenance calls. Performs other related duties as assigned. Create a working relationship with outside vendors.
Supervisory Responsibilities:
Operational knowledge of the employer safety polices and procedures. Assist with hiring and training maintenance department staff. Assist in organizing and oversees the schedules and work of maintenance staff. Conducts performance evaluations with the property manager that are timely and constructive. Assist in employee related matters.
Required Skills/Abilities:
knowledge of systems such as plumbing, electrical, and HVAC. Excellent analytical and problem-solving skills. Ability to identify issues and determine repairs that are needed.
Ability to plan maintenance schedules for preventative maintenance. Excellent management and supervisory skills. Proficient with Microsoft Office, email, and other programs used for efficiency.
Physical Requirements:
Must be able to diagnose building issues and plan repairs or maintenance. Must be physically able to perform repairs when needed with or without accommodation. Potential periods of sitting at a desk and working on a computer. Must be able to lift 25 pounds at a time.
Requirements:
HVAC certification required (Universal preferred) Two or more years of apartment maintenance experience Working knowledge of tools, common appliances, and devices General knowledge of building codes and laws applicable to maintenance and repair work High school diploma or equivalent Ability to complete required documentation of work performed on a daily basis.
Must have a valid driver’s license. Must pass a background check, and drug screening. On call
