Performance Responsibilities:

Essential functions, as defined under the Americans with Disabilities Act, may include any of the following representative duties, knowledge, and skills. Essential duties and responsibilities may include, but are not limited to, the following: Oversees routine cleaning and landscape responsibilities in order to maintain clean, neat, and attractive buildings and grounds. Performs cleaning duties as needed. Sweeps or shovels snow and ice from outside steps, walkways and other entrances. Performs minor repairs and adjustments to building fixtures and equipment. Utilizes current software to submit and follow up on work requests to maintenance for needed repairs. Maintains an inventory and requisitions necessary supplies and equipment as needed. Monitors air conditioning, ventilation, and heating systems appropriate for the season. Assumes responsibility for general security to include opening and closing of building. Responds to security alarm calls and emergency site maintenance as required. Interacts with Fire Marshal, OSHA Inspectors and Risk Manager to ensure that all safety items related to facilities are in compliance with local, state and federal regulations. Adjusts and arranges furniture and equipment; sets up various areas for special events, meetings and other school activities. Locates and operates all emergency shutoff valves, switches or controls for electrical, gas and water systems in the event of an emergency. Ensures that outside organizations renting the facilities are abiding by the rules and regulations stated in the rental agreement and if not, reports any incidents to the appropriate personnel. Maintains/completes a monthly checklist of building needs and submits to the Operations Supervisor. Performs other duties as assigned by the Principal and/or Operations Supervisors.

Principal and Operations Supervisors Physical Requirements:

Significant standing; some walking, moving, climbing, carrying, bending, kneeling, crawling, reaching, handling, pushing, and pulling. Must have the ability to lift 40 lbs.

Working Conditions:

Exposure to outside elements and indoor situations may range from remote to frequent based on circumstances and factors that may not be predictable. Standard School environment

Supervisory Responsibility:

Will complete work and assist in coordinating the work completed by the maintenance staff, contractors, and other groups as needed by the Deputy Superintendent.

Terms of Employment:

Twelve-month year. Hourly rate of pay and work year in accordance with recommendations established by the Superintendent of Schools and the Deputy Superintendent.

Mental Demands:

calculating, comparing, editing, evaluating, interpreting, organizing, consulting, analyzing, planning, designing, documenting, specifying, coordinating, implementing, and presenting.

Physical Demands :

adjusting, connecting, painting, lifting up to fifty pounds, pulling, writing, operating, and being physically able to perform maintenance related functions.

Evaluation:

The basis of the evaluation will be the extent to which the performance responsibilities of the job are successfully handled and the extent to which yearly action plans and job goals are met.
