Full Job Description Description:
Real Estate development and property management company is seeking an experienced Regional Apartment Maintenance Manager to oversee our Memphis, TN portfolio! This role is responsible for supporting all areas of property maintenance. The main function of this position is to supervise maintenance staff and the fulfillment of resident work orders. Additional duties include providing support to the property manager, inspecting the quality of maintenance work performed, directing maintenance staff, and setting work order priorities.
Requirements:
Enforce and adhere to company policies, rules, and regulations. Conduct routine maintenance on facilities and equipment to ensure compliance with state and federal requirements. Facilitate training for all property employees on maintenance and emergency procedures. Oversee all properties’ Make Ready Managers to ensure all are scheduled and updated accordingly. Ensure unit turns are completed within 14 days of move-out. Ensure all work orders are completed and closed out within 7 days of being entered. Oversee maintenance supervisors’ daily schedules, ensuring an appropriate amount of work is being completed by all sites maintenance staff. Oversee all hard/down unit turns to ensure all units are in rentable condition at each site. Communicate property struggles with supervisors and develop solutions to resolve issues.
Ensure all systems are fully updated at the close of each day. Implement and maintain a shop organization program at each site and ensure materials are adequately stocked. Prepare and present findings and cost-effective strategies to optimize existing processes and procedures. Work with the Director of Facilities and Construction to set property maintenance program goals.
Education, Knowledge, and Skills:
Current Certifications in
EPA, CPO
preferred. Minimum of 10 years of experience in property management. High school diploma required. Proficiency in written, verbal, and arithmetic skills. Ability to plan and juggle a multi-tasking environment and lead a maintenance team. Ability to train and direct maintenance staff. Ability to earn future designations as required by industry standards, EPA regulations, OSHA requirements, etc. Strong knowledge of all building trades, including carpentry, roofing, electrical, plumbing, HVAC, appliance repair, flooring, drywall, and painting. Strong knowledge of Microsoft Office, especially Excel.
Working Environment/Requirements:
The majority of the workday is spent on the property, requiring the ability to walk great distances, lift up to 75 lbs, climb, and perform roof work. Comfortable at times operating heavy machinery, working on site hands on and withstanding everyday outdoor temperatures. A small portion of the workday will be spent in an office environment maintaining records and handling vendor/supply ordering. Must have own hand tools and some equipment as required by the needs of the community and Director of Facilities and Construction. Must have a smartphone device where apps (Microsoft Teams and Maintenance IQ) can be utilized. Reliable transportation is required. This role is ideal for a dedicated and experienced maintenance professional ready to oversee multiple properties and contribute to improving operational efficiencies in a hands-on capacity.
