Regional Maintenance Director Confidential Memphis, TN The Facilities Director is tasked with training strong on-site service teams, execution of appropriate preventative maintenance plans, managing all aspects of a particular community’s service department as needed, ensuring that service is completed in compliance with brand standards and recommendations for ongoing asset preservation. With a critical eye and strong knowledge of building maintenance, this position will provide recommendations for capital expenditures, followed by management of scopes, the bidding process and full project execution. This role engages, inspires and trains Service Managers as needed. This position will be based in Tennessee but involve travel to other states. To ensure a consistent and effective service experience across all communities. Support, either globally or for a specific community, all service operations inclusive of grounds maintenance, completion of service requests and timely preparation of make ready product. Provide on-boarding training, and ongoing training, to Service Managers as needed. Serve as a recommending body related to asset preservation, inclusive of five year capital plans for a portfolio of apartment communities. Oversees the scope writing, bidding and execution of capital projects that exceed $50,000. Ensure completion of a community specific preventative maintenance plan twice annually. Inspects each community within the designated portfolio no less frequently than once per month. Assists in managing expenses by ensuring proper organization of service storage areas and effective use of vended services. Notifies senior management executives, and promptly takes action to correct, any liability issues found onsite. Manages capital timelines, inclusive of down time related to renovation projects. Educate outside vendors and business partners on the brand, as needed, to ensure that all agencies we work with produce work that is on brand. Work with various municipalities as needed to maintain a positive relationship through seamless inspections and prompt rectification of any issues related to maintenance. Monitor use of safety equipment across all communities. Responsible for creating and maintaining a consistent brand standard for all sites. Work with community teams to provide ongoing training and a succession plan for associates seeking growth opportunities. Cultivate a surplus of maintenance associates that are ready for new opportunities as company growth takes place. Establishes initial maintenance strategy as new each new community transitions from construction to operations. Creates and teaches training materials for the department. Identify areas of opportunity for improvement and implement solutions. Complete an annual assessment of key contracts and supply purchases; appliances, flooring, vended paint and carpet cleaning, snow contracts and landscaping contracts. Re-bid no less frequently than once annually to ensure best pricing. Analyze industry trends to identify goods, best practices and services that will ensure continual growth and improvement. Represent the Company in a professional manner always. Consistently maintain a professional courteous attitude when dealing with residents, coworkers and the public.
