Real Estate development and property managementcompany is seeking an experienced Regional Apartment MaintenanceManager to oversee our Memphis, TN portfolio! This role isresponsible for supporting all areas of property maintenance. Themain function of this position is to supervise maintenance staffand the fulfillment of resident work orders. Additional dutiesinclude providing support to the property manager, inspecting thequality of maintenance work performed, directing maintenance staff,and setting work order priorities.
Requirements:
- Enforce andadhere to company policies, rules, and regulations.
- Conductroutine maintenance on facilities and equipment to ensurecompliance with state and federal requirements.
- Facilitatetraining for all property employees on maintenance and emergencyprocedures.
- Oversee all properties’ Make Ready Managers to ensureall are scheduled and updated accordingly.
- Ensure unit turns arecompleted within 14 days of move-out.
- Ensure all work orders arecompleted and closed out within 7 days of being entered.
- Overseemaintenance supervisors’ daily schedules, ensuring an appropriateamount of work is being completed by all sites maintenance staff.
- Oversee all hard/down unit turns to ensure all units are inrentable condition at each site.
- Communicate property struggleswith supervisors and develop solutions to resolve issues.
Ensure allsystems are fully updated at the close of each day.
- Implement andmaintain a shop organization program at each site and ensurematerials are adequately stocked.
- Prepare and present findingsand cost-effective strategies to optimize existing processes andprocedures.
- Work with the Director of Facilities and Constructionto set property maintenance program goals.
Education, Knowledge,and Skills:
- Current Certifications in
EPA, CPO
preferred.
- Minimum of 10 years of experience in property management.
- Highschool diploma required.
- Proficiency in written, verbal, andarithmetic skills.
- Ability to plan and juggle a multi-taskingenvironment and lead a maintenance team.
- Ability to train anddirect maintenance staff.
- Ability to earn future designations asrequired by industry standards, EPA regulations, OSHA requirements,etc.
- Strong knowledge of all building trades, includingcarpentry, roofing, electrical, plumbing, HVAC, appliance repair,flooring, drywall, and painting.
- Strong knowledge of MicrosoftOffice, especially Excel.
Working Environment/Requirements:
- Themajority of the workday is spent on the property, requiring theability to walk great distances, lift up to 75 lbs, climb, andperform roof work.
- Comfortable at times operating heavymachinery, working on site hands on and withstanding everydayoutdoor temperatures.
- A small portion of the workday will bespent in an office environment maintaining records and handlingvendor/supply ordering.
- Must have own hand tools and someequipment as required by the needs of the community and Director ofFacilities and Construction.
- Must have a smartphone device whereapps (Microsoft Teams and Maintenance IQ) can be utilized.
- Reliable transportation is required. This role is ideal for adedicated and experienced maintenance professional ready to overseemultiple properties and contribute to improving operationalefficiencies in a hands-on capacity. Benefits Package Includes
