This role is responsible for implementing strategic marketing plans that support leasing efforts, promote new developments, and maintain brand consistency. The Marketing Manager collaborates with onsite teams, Regional Managers, and external vendors to execute campaigns across digital platforms, ILS listings, signage, and print collateral. This role requires creativity, organization, and a deep understanding of real estate marketing with a results-driven mindset. Digital Marketing Strategy & Execution

  • Develop and implement digital marketing strategies to support lease-ups, stabilized assets, and repositioned communities
  • Lead execution of marketing campaigns across search, social, display, and email channels
  • Ensure all digital initiatives align with branding, leasing goals, and property positioning
  • Optimize marketing performance by tracking traffic sources, conversion rates, and user engagement Content Creation & Brand Messaging
  • Create compelling copy and visual content for digital ads, email campaigns, property websites, and brochures
  • Maintain brand consistency across all marketing touchpoints and ensure tone aligns with the Sterling brand
  • Collaborate with design resources or use tools like Canva to produce flyers, banners, and floor plan graphics
  • Support onsite teams in generating hyperlocal messaging that resonates with the surrounding community Social Media Management
  • Create and manage a content calendar for property-level and corporate social media accounts
  • Develop engaging content to promote amenities, neighborhood features, events, and leasing specials
  • Monitor engagement metrics and adjust strategy based on performance
  • Train and support Community Managers in leveraging social media at the site level Experience with: Meta Business Suite, Linkedin Campaign Manager, TikTok, Canva Pro Visual Media & Property Marketing
  • Coordinate professional photography, drone footage, 3D virtual tours, and video walkthroughs for each property
  • Maintain and organize a digital asset library with updated media for all communities
  • Ensure all marketing visuals reflect current availability, unit conditions, and property upgrades
  • Supervise signage installation and ensure visual marketing presence is high-quality and consistent Project Launch Marketing
  • Oversee all marketing activities related to new development launches, from pre-leasing to stabilization
  • Build out a project-specific marketing plan and calendar for each new property, coordinating closely with the Development and Leasing teams
  • Ensure all creative assets, ILS listings, and digital campaigns are live in time for initial launch
  • Lead “go-to-market” efforts including event promotion, neighborhood outreach, and signage rollouts Advertising Platform Management
  • Manage all ILS platforms (Apartments.com, Zillow, Rent., etc.) to ensure consistent and accurate listings
  • Regularly update pricing, promotions, and availability in coordination with Community Managers
  • Launch and optimize paid media campaigns across Google Ads, Meta, and ILS-enhanced listings
  • Stay current on trends in rental marketing and recommend platform improvements as needed Reporting & Analytics
  • Track marketing performance using dashboards or reports generated through AppFolio, Google Analytics, Looker Studio/Excel
  • Monitor traffic sources, lead-to-lease conversion rates, and cost per lease
  • Deliver weekly or monthly summaries of campaign effectiveness to senior management
  • Use data insights to refine targeting strategies, creative, and ad spend allocation Budget Management
  • Track marketing budgets by property and ensure spending aligns with approved allocations
  • Make proactive recommendations to optimize campaign ROI and reduce inefficiencies
  • Provide quarterly budget reports and suggest reallocation of funds based on leasing performance and occupancy trends
  • Review vendor invoices and submit for approval per Sterling’s internal procedures Vendor & Agency Coordination
  • Manage third-party vendors including photographers, printers, ad agencies, signage companies, and marketing consultants
  • Ensure vendor work is completed on time, within budget, and up to Sterling’s standards
  • Coordinate creative development and campaign execution with outside design or digital agencies as needed
  • Solicit quotes and negotiate contracts for major marketing deliverables Reporting Structure
  • Reports directly to the Director of Property Management
  • Works closely with Regional Managers, Community Managers, and the Development Team
  • Provides regular updates to ownership or principals regarding new marketing initiatives and campaign performance
  • Serves as the key marketing point of contact across Sterling’s property portfolio
