Duties/Responsibilities:
Strategic Marketing & Collaboration
- Develop and implement strategic marketing programs aimed at achieving budgeted occupancy and revenue goals across our multifamily property portfolio.
- Collaborate closely with the operations team to set, implement, and maintain company marketing goals and objectives.
- Work with leadership to continually evolve brand identity and voice to reflect company values and marketing dynamics.
- Partner strategically with executives, owners, asset managers, and the operations team on property-specific advertising and occupancy initiatives. Digital Marketing & SEO
- Lead SEO and search engine marketing efforts, ensuring clear communication of goals and results to teams and ownership groups.
- Manage company websites, social media channels (Facebook, Instagram, Google), and reputation platforms to optimize reach and engagement. Community Marketing Plans & Analysis
- Research, develop, and continuously refine community marketing plans that align with target audiences and business goals.
- Analyze sub-market trends and asset performance to drive qualified leads and optimize marketing strategies.
- Manage marketing budgets for individual communities and the company as a whole, ensuring effective use of resources. Advertising, Lead Generation & Optimization
- Manage and optimize all content creation workflows, ensuring alignment with brand standards.
- Support leasing teams with high-quality promotional strategies and CRM (Customer Relationship Management) systems to improve lead nurturing and resident engagement.
- Evaluate and optimize lead generation and advertising platforms with a focus on ROI and conversions.
- Conduct ongoing analysis of lead quality, cost-per-lead, cost-per-move in, conversion rates, and campaign performance. Acquisition, Rebranding & Vendor Management
- Conduct marketing due diligence for prospective acquisitions and recommend post-acquisition strategies.
- Oversee new construction and rebranding marketing projects, including creative direction, collateral development, timeline management, and vendor collaboration.
- Maintain strong relationships with marketing vendors, ensuring monthly/quarterly portfolio performance reviews. Software, Data Management & Quality Control
- Manage integrations of software systems to ensure real-time dynamic pricing and accurate data across platforms.
- Ensure all property photos, videos, and digital assets are modern, high-quality, optimized, and appropriately published. Communication & Reputation Management
- Actively communicate marketing performance to executives, ownership groups, and operational teams.
- Oversee reputation management efforts, helping team members respond to and improve online reviews. Continuous Improvement & Innovation
- Stay informed on emerging marketing products, tools, and industry trends, making recommendations.
Required Skills/Abilities :
- Passion for relationship-building, teamwork, and achieving impactful marketing results.
- Proven experience with RealPage products and Knock Lead Management Systems; Canva experience preferred.
- Strong background in social media management and advertising (Facebook, Instagram, Google, etc.)
- Ability to persuasively express ideas and opinions to individuals and groups.
- Analytical skills with previous experience developing strategic marketing plans.
- Excellent written, verbal, and customer service skills.
- Proficient in Microsoft Office Suite, particularly Excel and PowerPoint.
- Proven track record of successfully achieving marketing goals and demonstrating qualifiable results.
- Ability to lead and collaborate across departments with a high level of integrity and compassion.
- Flexibility and willingness to travel and work occasional non-traditional hours as needed.
- Bachelor’s degree in Business Administration, Marketing, or related field preferred.
- At least five years of experience in marketing and long-range planning required.
