This role is responsible for reviewing AR balances, reconciling accounts, verifying billings and payments, and pursuing past-due collections. This position will report directly to the AR Manager- Accounts & Collections with a hybrid work arrangement based out of our Greensboro corporate office. About the

Role:

As the Account/Collections Specialist, you will be responsible for the reconciliation of tenant accounts, verifying billing accuracy, timely payment application, and effective collection of past-due balances in alignment with departmental policies and financial goals. You will support strong tenant relationships while maintaining accurate records and collaborating cross-functionally to resolve account discrepancies. You will also contribute to continuous improvement initiatives that enhance the efficiency of collections processes.

Reconcile accounts, confirming billings are complete and accurate and payments are applied accordingly. Work with the tenant to obtain resolutions on account to clear all balances. Escalate accounts and make recommendations for reconciliations/collections to the Senior Account Analyst/Collector when tenant is unresponsive, or efforts are stalled. Continue to monitor accounts until balances are cleared, confirming they remain current after reconciliations are completed. Monitor and clear PPD balances in a timely manner according to department policy and procedures. Work directly with tenants to obtain an understanding of payments. Work with Lease Accounting to review and/or audit AR accounts with large outstanding credit balances to verify billing amounts are accurate per lease. Monitor and close out inactive accounts in a timely manner according to department policy and procedures. Process security deposit applications, forfeitures, and/or refunds timely. Monitor and reconcile accounts related to retro renewal or other Lease Accounting adjustments in a timely manner according to department policy and procedures. Prepare AR adjustments for completed account reconciliations and inactive lease close out procedures. Follow up with tenants once Welcome Letters and Initial Billings have been processed. Confirm the tenant has all the necessary information to begin processing payments to Tanger. Work on special projects as they arise, such as property-by-property account analysis & clearings, old balances review, etc. Work with AR Manager-Accounts & Collections when needed to ensure successful accomplishment of personal and department targets/goals/metrics. Operate within the confines of the Federal Fair Debt Collection Practices Act (FDCPA) when making phone contact with individuals and companies. Make suggestions for process improvements that would create efficiencies for account reconciliation processes. Review aging reports weekly and prioritize collection efforts. Work with tenants to obtain payments while providing excellent customer service. Maintain collection statuses on accounts. Retain correspondence regarding account analysis and collection efforts. Prepare account statuses for the late letter and default processes. Make suggestions for process improvements that would create efficiencies for the collections process flows.

About You:

You have a high school diploma or equivalent with 2 plus years of experience in Accounts Receivable and detailed analysis of accounts. Associates degree and real estate experience is preferred. You have a knowledge of internal control procedures to protect and safeguard departmental assets and resources. You can look at processes and be proactive in providing solutions and improvements. You have strong analytical skills and can work with a high degree of accuracy. You can communicate effectively and interact with employees and vendors in a professional manner. You can perform general mathematical computations quickly and accurately. You can read, write, and comprehend the English language. You have experience with various systems including Nexus Payables, CashPro, MRI, and Microsoft office products. You have strong follow-through with the ability to complete detailed documentation.
