General Purpose:
The Rental Business Development Manager is a key growth driver for the Sandestin Vacation Rental Program. This position focuses on expanding our vacation rental portfolio by identifying, developing, and nurturing relationships with property owners. This role involves generating new business opportunities, driving acquisition strategies, and ensuring a smooth transition for properties joining our rental program.
Essential Duties and Responsibilities:
Business Development:
Identify and pursue new vacation rental opportunities through proactive prospecting, networking, cold calling and outreach campaigns.
Owner Relationship Management:
Build lasting relationships with property owners within Sandestin Golf & Beach Resort, effectivelymunicating the value of joining the rental program.
Lead Generation & Conversion:
Create and implement strategies to convert property owners into long-term partners, achieving or exceeding acquisition targets.
Contract Negotiation:
Negotiate and secure contracts with property owners, ensuring alignment with program goals and legal standards.
Onboarding & Integration:
Oversee the onboarding process for new properties, including documentation collection, inspections, and readiness evaluations.
Market Research & Strategy:
Conduct ongoing market analysis to understandpetitor activity, pricing trends, and market gaps to strategically grow our rental inventory.
Cross-functional Collaboration:
Partner with marketing, reservations, operations, and maintenance teams to ensure new properties are marketed effectively and supported operationally.
Performance Monitoring:
Analyze performance metrics for new and existing rentals, offering insights to improve conversion, occupancy, and owner satisfaction.
Community Engagement:
Represent the Sandestin brand at local events, owner meetings, and industry functions to increase program visibility and trust.

Forecasting:
Provide regular reports on business development activities, new property pipeline, and forecasted rental growth.
Education and Experience:
Bachelor’s degree in Business, Hospitality, Real Estate, or a related field preferred.
Proven experience in business development, sales, or property management—preferably within the vacation rental or hospitality industry.
Deep kledge of the Sandestin, Destin, and 30A vacation rental markets is highly advantageous.
Skills and Qualifications:
Strong sales and negotiation background with a successful track record of meeting or exceeding goals.
Outstanding interpersonal andmunication skills.
Strategic thinker with analytical abilities and a passion for real estate and vacation rentals.
Proficiency with CRM software, rental management systems, and data reporting tools.
Highlyanized, self-motivated, and capable of working independently.
Comfortable presenting to both individual owners and large groups.
Basic Required Skills:
Fluent in English (verbal and written); additional languages are a plus.
Strong writtenmunication skills to support contracts and outreach materials.
Ability to interpret written, oral, and diagram instructions and respond to challenges with sound reasoning and flexibility.
Physical Demands:
Work is primarily indoors in a professional office setting; occasional outdoor visits to properties are required.
Must be able to sit for up to 5 hours per day; remaining hours may involve walking or standing.
Must be able to bend, stoop, and occasionally lift up to 25-50 lbs.
