We are hiring an enthusiastic and experienced Regional Manager to oversee a portfolio of communities across North Carolina and Virginia . The Regional Manager is responsible for the operational and financial performance of a portfolio of multi-family communities across NC and VA. This role ensures that all communities operate efficiently, maintain high occupancy levels, excel in customer service, and meet company standards for performance, compliance, and team development.
The Ideal Candidate:
- Must live in NC and be available to work Monday-Friday with some overnight travel required.
- Customer-oriented and results focused
- Experience in leasing, customer service, sales, budgeting, and project management
- At least 5 years of property manager experience with a proven history of success is required; regional management experience is preferred
Qualifications:
Proven track record of successful property and team management Strong financial acumen, including budget preparation and P&L oversight Knowledge of Fair Housing laws and property management regulations Exceptional leadership, communication, and critical thinking skills Knowledge of maintenance related procedures and oversight Ability to travel regularly within North Carolina and Virginia (valid driver’s license required) Proficiency with property management software (e.g., Yardi, RealPage, or similar) and Microsoft Suite CAM, CPM, or other industry certifications a plus

Key Responsibilities:
- Oversee daily operations of the portfolio to ensure compliance with company standards and goals
- Lead and develop on-site property management teams; provide interviewing, hiring, onboarding, ongoing training, coaching, and support
- Drive leasing, retention, and marketing efforts to optimize occupancy and revenue
- Monitor and manage budgets, financial reporting, and property performance metrics
- Conduct regular site visits to ensure property appearance, maintenance, and operations meet company standards for communities in portfolio
- Ensure adherence to local, state, and federal laws and housing regulations
- Collaborate with leadership on capital improvements, renovations, and strategic initiatives
- Foster a positive, productive company culture that prioritizes excellence in resident satisfaction and team engagement
- Perform as key contact for property owners, provide monthly owners reports
- Assist in due diligence and onboarding of new acquisitions as needed
- Additional tasks as requested or assigned Specific Duties Include but are not limited to:
Oversight of:
Adhere to all company policies and procedures Preparation of accurate payroll records Financial records for all properties in portfolio, including resident ledgers, cash receipt journals and petty cash account for all properties in portfolio. Daily processes to include marketing, rentals, move-ins, leasing, rents, delinquent accounts and legal processing for all properties in portfolio. Supervision of outside contractors working on the property. Maintenance of a clean, structurally safe, and well-maintained community. Capital projects and budget preparation Establishment and maintenance of excellent resident relations. Proper recording and notice of accidents and emergency situations to Director of Operations and President A high work safety attitude including the use of proper PPE, apartment keys, etc. Additional tasks as requested or assigned While performing the above responsibilities and assignments, you may be required to perform tasks that will require some physical exertion. You must be able to see to a degree that safety is not compromised. You must be able to communicate and be understood. Common Requirements for Your Duties as Regional Property Manager
- The Regional Property Manager position requires extensive mobility. Frequent inspections and employee supervision require climbing stairs, inspecting breezeways, etc.
- Other physical requirements such as lifting (up to 50 pounds), bending, reaching, etc. may be required in performing your duties as Regional Property Manager.
- Must have transportation and a valid Driver’s License.

Starting at $120,000 – depends on experience.
