WE are a growing real estate firm extending our HOA management platform in the Carolinas. We’re hiring a HOA Business Development Manager to lead the charge in acquiring HOA and condo association management contracts across North and South Carolina—targeting suburban, urban, and coastal communities with high concentrations of managed properties. This is a relationship-first sales role with strong financial upside. The right candidate is assertive, organized, and thrives in face-to-face engagement with HOA boards and property developers.

Key Responsibilities:

Proactively source and close HOA management contracts in Charlotte, Raleigh-Durham, Greenville, Columbia, Myrtle Beach, and nearby regions. Attend HOA board meetings, trade shows, and industry networking events to generate new leads. Build and maintain strong relationships with decision-makers and board members. Create and deliver compelling presentations and proposals tailored to the community’s needs. Coordinate closely with the operations team for smooth client onboarding and follow-through. Maintain accurate records of activity and sales pipeline using CRM tools. Report performance metrics and help refine sales strategy based on market feedback. Compensation Structure (Carolinas Market-Based):

Base Salary:

$70,000•80,000/year

Commission:

$2,500•4,000 per signed HOA contract (based on size and scope)

Quarterly Bonus:

$3,500 bonus for 5+ HOAs signed in a quarter $10,000 bonus for 10+ HOAs signed in a quarter On-Target Earnings (OTE): $120,000•140,000/year with upside for top performers

Qualifications:

3-5 years of experience in business development, property management sales, or real estate services Deep understanding of HOA and condo association structures in the Carolinas Exceptional interpersonal skills with ability to build rapport and close deals with volunteer boards Strong local network within residential and resort real estate is a plus Self-motivated with the ability to manage territory travel and independently drive results
